Oh god what have I started.

Back on topic: I like that this tower is dense and broad, with many floor plates not only in total but per building height. If any, these are the buildings
that actually can make a dent in a market at least slightly more accessible than
ultra lux.

And if it has a great design like Aqua, also by Gang, phenomenal.

PS I'm still awake.

This was written by Marothisu over on SSP.... this guy studies the Bureau of Labor Statistics and other data to gather his information. He is known to be very thorough and reliable with his data. There is clearly a shift going on in the city.... more educated people with higher incomes moving in... the poor moving out.

They think because the city is overall losing population that everything must be down. In reality, it's not true, it's only true for part of the city which still needs to be fixed, don't get me wrong.

If you look at the numbers for ACS city wide as you saw, the actual social and economic numbers are up. For example, the percentage of people 25+ with Bachelor's degree or higher is now about the same as NYC and has increased faster than NYC since 2010. If you look at it since 1990 or 2000, it's increased far more than cities like Houston, Dallas, NYC, Los Angeles, etc. It increased at double the rate of Los Angeles and Houston and about 7X higher than Dallas (worst major city in regard to this indicator by far, for the record).

I try and stay away from most internet comments on matters like this as most people truly do not understand what it takes to assess the health of a city. Losing people sucks, but it doesn't automatically mean your city is in economic decline.

In addition, the soon to be built Barack Obama Library on the southside should help turn around some of those poorer areas that are losing population. Also the city plans to invest an additional $100M in areas that seem to be growing slower than the norm (poor areas) which should stimulate a little bit faster growth overall.

Only 2 cores rising.

It seems that the left (lowest) part of the building does not have a separate core...

If I am not mistaken, the middle portion of the building is hung from the other two and thus creating void that provides and architectural statement as well as circulation from the front of the building to the back.

Good point. I was looking at the plan the other day.

The center tower (if it can be so described) has no elevator shafts which means it doesn't need a traditional structure for such things. Nor did I see stairwells.

Okay so I am confused. How are the three shapes of the tower going to fit there? The left core is in a very weird spot. I would think it would be in the smallest one? But then where does that leave room for the middle one?

Look at post 469. There does not seem to be a core in the center building, it looks like it will be served (elevators) by the "outside" towers

The shortest of the three shapes of the tower will use the core on the left in the picture above. The tallest will use the core on the right. The portion between the two will not have a core as both Lower Field Blvd and Upper Field Blvd will go through the building under the middle portion.

I think it's a mistake to think of it as "three towers". It's one wide tower with two cores, and an exterior facade that mimics three structures linked into one. So I'm pretty sure it's just the cladding that will make it "look like three" but this is in fact a single engineered structure.
