AWARD-WINNING architect Peter Pran is taking city-living to new heights with The [email protected] Bay, which was officially launched yesterday.



The Norwegian-American architect is principal designer of the condominium, considered by many to be a new architectural landmark for Singapore.

About 250 units in the 70-storey tower were soft-launched late last month and nearly 175 have been sold so far.

"I'm trying to create a feeling of how it'd be like to live at the top of a sail mast, where you're suspended in space, taking in the magnificent panorama of Singapore and the sea," Mr Pran, 68, said in a recent interview with The Straits Times' Life!

The 1,111-unit condominium will be located at Marina Boulevard, near the proposed Business Financial Centre. The project is co-owned by City Developments Limited and AIG Global Real Estate Investment Corp.

The 99-year leasehold project will have one- to four-bedroom units available, as well as penthouses, three of which have their own swimming pools, while the others have outdoor jacuzzis.

Shops and food outlets will take up about 3 per cent of the total gross floor area.

When completed in 2009, The Sail, standing at 245m, will be Singapore's tallest residential project and the 10th highest in the world.

Mr Pran's co-designer, Mr Timothy Johnson, said in an interview: "For me, The Sail will be the architectural identifier to Singapore."

Mr Pran's innovative designs are characterised by its energy, fluidity and complexity.

Professor John Gaunt, dean of Kansas University's school of architecture and urban design praised the architect in an interview with The Lawrence Journal-World: "He has a natural inclination to dramatic forms. He's a sculptor in architectural terms."

Fellow architect Juhani Pallasmaa wrote of Mr Pran's work in a 1998 book: "Whereas early modernist buildings aspired to a weightless horizontal flow, Peter Pran conceives curved and warped movements that fuse horizontally with vertically, and rectangularity with curved geometrics."

Mr Pran, who is design principal at New York City architecture firm NBBJ, continues his "dramatic" style with The Sail, which is inspired by the sun, wind and water.

He has created two glass-clad towers, standing at 70 and 63 storeys, that look like sails catching the wind.

More than six in every 10 of the condo units will have almost wrap-around views of the sea.

Mr Pran has won 15 architectural design competitions, including this year's American Institute of Architects Design Honor Award, and has designed buildings around the world.

His projects include the New York Police Academy, the Seoul Dome 21 and the world headquarters of Telenor in Oslo, Norway.

His influence extends past the office and into the classrooms. He is a lecturer of architecture at Kansas University and has taught at universities in Japan, Italy and Denmark for 20 years. Mr Pran received his bachelor's degree in architecture at Oslo Arkitekhogskole University and his master's at the Illinois Institute of Technology in Chicago in 1969.

The [email protected] Marina Bay showflats are located at 40 Collyer Quay.

The mega project has 1111 units, but the units in Central Park Tower are for lease only.

Here's the breakdown:
438 one-bedroom units
418 two-bedroom units

Units ranging in size from 592 sq ft to 1,356 sq ft.

(SINGAPORE) Two scions of Tony Ryan, the founder of Irish budget airline Ryanair, have bought an entire floor of The [email protected] Bay for about $9.4 million or $922 per square foot, sources told BT yesterday.



Brothers Cathal and Declan Ryan, who are in their 40s, are said to have picked up all 11 apartments on the 16th floor of the 70-storey tower that The Sail's developers, City Developments and AIG, began selling in late October.

The brothers are said to be looking at re-arranging the layout of the apartments on the floor they have bought. The transaction was inked a few days ago.

Gerry de Silva, spokesman for CityDev's parent, the Hong Leong Group, told BT yesterday there had been an en bloc sale of an entire floor located 'between the 15th and 20th storeys' to British investors at $9.4 million - but he would not confirm the buyers' names or the floor.

He said, however, that the 11 apartments they bought comprise six sea-facing units and five with city views.

The one, two and three-bedroom apartments add up to 10,215 sq ft.

To date, CityDev and AIG have sold 555 of the 681 apartments in The Sail's taller tower. They have yet to announce plans for other block, with 63 storeys and 430 apartments.

The average price achieved so far for the 99-year leasehold condo is $967 psf.

Mr de Silva said about 38 per cent of the buyers are foreigners, including mainland Chinese, Hong Kongers, Malaysians, Britons, Americans and investors from the Indian subcontinent.

The Sail is the first condo coming up in the Marina Bay area where Singapore's Central Business District extension is being developed. At 70 storeys, it will, when completed, be Singapore's tallest residential project and the world's highest apartment buildings.

Cathal and Declan were understood to be looking for an en bloc deal involving several contiguous high-rise floors at The Sail, but these are no longer available in the tower that has been released for sale.

The Ryan family is one of the richest in the UK, according to The Sunday Times Rich List 2004.

The family is aiming to repeat its European budget carrier success in Asia. The Ryans' private investment arm, Irelandia Investments, has a 16 per cent stake in Tiger Airways, the low-cost carrier started by Singapore Airlines.

hmm..the MRT line runs underground through the site, but missing the footprint of the shorter tower I think

I think thats why theyre building a carpark podium rather than underground parking

Bouygues Construction has won the bid for the construction of two residential towers in Singapore for 140 millions Euros (approx SGD 300M). The work, which has already started and will be finished during the first trimester 2008, includes the building of two towers of 71 and 63 storeys located on the seafront and called "The [email protected] Bay". With height of respectively 245 and 215 meters, those towers will become the tallest residential towers of the country, ranking 10th in the world, said Bouygues. Located above a subway line, they will be built on reclaimed land, therefore needing the creation of special foundations 80 meters deep. Apart from 1111 luxury apartments, those two sail-shaped towers will host three swimming pools, two tennis courts and a carpark, added the french building company.

am wonderin, why would it take so long to build this thing? 2009 is in 4 years and if it stretches to the end of 2009 then it's around 5. Great buildings though.
