NEW YORK | East River Plaza Towers | 175m | 575ft | 47 fl | 157m | 515ft | 41 fl | 139m | 455ft | 32 fl | Pro

Something's up in East Harlem:

---------------------------------------------------------------------------------------------------------------------------------

Here Are the Three Towers That May Top the East River Plaza

Quote:
Blumenfeld Development Group and Forest City Ratner unveiled the three towers they plan to build on top of the East River Plaza mall to the public at a meeting last month. But they wanted to hold off on unveiling them to the internet, going so far as to tell the journalists in attendance that they could not take pictures of the slideshow. That ended up not working out so well, as filmmaker Andrew Padilla (El Barrio Tours) somehow got his hands on one of the slides and tweeted it yesterday.

Not much to say based on those renders but I do like the staggered heights. I hope there is some affordable housing included. Would be such a wasted opportunity if there isn't.

Surprising no one, there is some neighborhood opposition.

Quote:
Blumenfeld Development Group and Forest City Ratner have been making the public meeting rounds with their plans for 1,000 new apartments spread out between three towers atop the East River Plaza mall. A DNAinfo article reveals that they are planning to make the apartments 75 percent market rate and 25 percent affordable (as opposed to the usual 80-20 split) and the rest of the piece is about the neighbors realizing that having three enormous towers constructed in their immediate vicinity might come with a few problems.

"There's nothing wrong with economic development as long as it's done right, with the interest of the community, quality of life and the preservation of what the community represents," said Joseph Delerme, a lifetime resident of the neighborhood. The developers have gone out of their way to schedule community meetings, although some, like filmmaker Andrew Padilla, think it's all for show, arguing that Blumenfeld and Ratner "are only reaching out to the community because they need their support for tax breaks and re-zoning." According to Delerme, some of the proposals that the community has come up with so far include:

following the 50/30/20 affordable housing model, creating a small vocational school, a fund for small business owners in the area, and helping preserve an existing community garden on Pleasant Avenue.
In other words, they might get to keep the garden.

Revealed: Three-Towered Plan for East River Plaza, Harlem’s New Tallest Buildings

Quote:
Earlier this fall, filmmaker Andrew Padilla got his hands on the massing diagram of Forest City Ratner’s proposed East River Plaza redevelopment. The portion of the mall on FDR Drive between East 117th and 119th Streets would give rise to three fifty-odd-story buildings. And now, YIMBY has the first semi-detailed look at the plans, designed by TEN Arquitectos.

The three towers would rise atop two podiums placed over the existing mall and parking garage. Previously posted diagrams reveal the tallest of the group will stand 575 feet to its pinnacle, which is certainly tall for Upper Manhattan – taller than 1800 Park Avenue will be, even – but nothing extraordinary for New York City.

Still, the trio of high-rises would dwarf the surrounding tenements and even the public housing farther afield, with even the two shorter buildings clocking in at 515 and 455 feet tall. (The towers are only 47-, 41-, and 32-stories tall, but are boosted an extra 100 or so feet by the mall and transfer decks on which they would be built.)

[...]

TEN Arquitectos is great but I would have been tempted to hire Davis Brody.

NIMBYS Attack!

East Harlem Residents Rally to Stop Three-Tower Project

Quote:
East Harlem residents are not going to let three residential towers rise on top of East River Plaza without a fight. Since the plans were revealed this summer, there has been growing opposition among the community. Blumenfeld Development Group and Forest City Ratner want to build three towers, with the tallest rising 47 stories and 575 feet, making it the tallest building in the neighborhood. The other two would rise 32 and 41 stories, and there would be 1,100 apartments total, 25 percent of which would be affordable. But the opposition isn't swayed by affordable housing. The Daily News reports that El Barrio Unite, a community group, circulated a petition that calls the development "offensive and out of scale, requiring numerous variances that will truly make this an out-of-context project."
Yep, these towers will definitely scar the utopian heaven that is East Harlem!
