I really don't like how those balconies extend past the property lines, covering the sidewalks and even the roads! It's going to make the sidewalks and streets dark, not to mention prevent the air from circulating properly in an already congested area.

All that exhaust from the passing vehicles will get trapped very easily, making for an unhealthy and unpleasant environment to be walking around. This is clearly a example of how self-serving Ayala Land can be, with utter disregard to proper urban planning!

It's pretty much increased open areas with shaded/sheltered landscaped sidewalks and additional civic spaces on the upper levels which also offer easier and safe means to cross the streets via connecting bridges.

It's a no brainer that this is potentially a massive improvement over what it's going to replace in both esthetics and gentrification, IMO.
