According to some of my freinds who visited the site during the Feb viewing, the Residence interiors are almost 100% complete. Some of them said that if Laguna tower has the needed approvals then the residence units can be delivered right away.

Sure: We have mid February now. The building will be ready according to IFA in Q2'2011. Say that will be beginning of April. After that the approvals from the authorities are needed and DEWA connection will be asked for. Finally the 30 day notice to complete will follow. All of this will take at least 3 months. Therefore July (Q3) is realistic.

Opening a hotel takes much longer. The outside of the hotel (promenade level) still looks like a construction site. Therefore my guess is Q1'2012 for the hotel opening.

I saw the aprtments couple of days back & I couldn't agree more with u. Honestly I dont think there is any way the hotel would be completed this year. Its GUARANTEED next year. As far as the residences are concerened even those dont seem possible Q2 2011. They wont be delivered before August 2011.

Looks like IFA is having some issues with DEWA and the Dewa connection could take anything between 3 months to 1 year. So all of us can just relax and watch our money go down the drain.

The INteriors for the residence is almost 100% complete. Only the final painting is left. I've no idea about the hotel units cuz I've not seen those.
As far as the finishing is concerned, its pretty average and nothing out of the world. The bathrooms finishing is great but the kitchen is pretty dissapointing (lets say the kitchen is below average).

Handover

Hi everyone, I have been following this forum for years, and now finally the tower is getting close to completion thought now is the best time to join you all and hopefully get some advice!

We didnt go to view the apartment in February, agree with all the other users comments. We too bought our apartment in 2005 and are very disappointed with the delays that we have experienced. However, can you please estimate when you think the tower will finally be ready? We bought one of the apartments not the hotel apartments.

Also, what happens once they are ready for inspection? I have emailed IFA and have not received a reply from them. I just need to know what the procedures are. If anyone can advise that would be good. Also, if we decided to appoint a company to inspect on our behalf instead of us all having to travel over there, can anyone recommend good companies?

Rather dissapointed about the kitchen, has anyone got any internal shots of an apartment? Also when looking at external photos of the tower it looks like the painting/rendering is peeling! I am hoping that it is not the case! Thankyou for your help.

Month of Feb is over.

Looks like investors are in a state of deep slumber or have lost total interest. No pictures have been posted of the interior nor any updates given.

IFA resorts is not answering any questions. They direct you to 971-4-423-2782 and then no one picks up the phone.

Any news on this project anywhere?

A.This is true. We are glad that Standard Chartered bank shows trust in our company projects. Each project has completely independent cash flow and wont impact another project .

Q.After reviewing our contract the initial planned opening date was Jan 2008.
The contract states We should are entitled to compensation for such delays.
Can you confirm this and advise what the process is for receiving such compensation/

Buyers must get in writing the various fees they need to pay to avoid any conflict at the time of taking possession of the property. And they must insist on paying Land Department fees directly to the department, says a legal expert.

“The Land Department registration fees should be paid directly to the Land Department. If the developer insists otherwise, the issue should then be raised with the department. More importantly, it is of paramount importance to request a detailed and complete list of all of the fees in writing so as to avoid any further surprises,” says Ludmila Yamalova, Managing Partner of HPL Yamalova & Plewka JLT.

A number of investors complained to this website that they were being overcharged by their developers particularly when making Dewa or chiller connection payment.

The developer were asking the buyers to write cheques in favour of the developer and not the service providers.

Buyers can check the Land Department charges by logging on to their website.
