This project is moving forward.

It has been recently decided and accepted to merge this redevelopment project with the project for the existing "Clover Apartments" (Miseong has 9 buildings and Clover just 2).

The comittee in charge of the redevelopment targets approval for the redevelopment in H1 2017, plans to choose a construction company in H2 2017 and also make préparations for relocation of résidents before the end of 2017.

For information, I'm uploading this thread to show that it's not a "dead project". But there are various projects very similar to this one undergoing the same steps of development, owner comittees, city approval and so on and so forth. As some may know, I have created quite a few projects over the past year or so, but I try to not do projects that are too far down the road or I would get lost myself and people wouldn't be overly interested.

There are about 20 such projects in the residential Banpo neighborhood alone.
Some are very close to start selling of units (which is pretty much the point of no return, and when I create the threads):
- Sinbanpo 18 & 24 (Raemian brand, final name unknown)
- Sinbanpo 6 (Central Xi)
- Banpo Wooseong (Lotte Castle brand, final name unknown)

And these are definitely not the only ones out there. I'Park Sinchon Forest, Raemian Jangui will go for sale by next month for example...

Of course I might miss out on some projects or create threads too early as well, especially for bigger projects. But that's my rule-of-thumb principle.

Also, I normally don't create individual threads for projects under 30 floors. For example, Acroriver Heim or Sinbanpo Xi, for which I didn't create a thread.

8일 송파구청에 따르면 송파구청은 미성아파트 재건축조합이 크로바아파트 재건축추진위원회와의 통합을 위해 지난 5월 23일 제출한 조합설립 변경안을 최근 인가했다.

통합 재건축은 양쪽 단지 모두에게 이득이 될 것으로 보인다. 하나의 필지(신천동 17-6)를 나눠서 쓰고 있는 두 단지는 단독 재건축을 하려면 필수적으로 토지 분할을 해야만 했다. 토지 분할 절차가 두 단지의 갈등 속에 소송으로까지 이어졌다면 법정에서만 수년을 허비할 수도 있었다. 조합 합병으로 양쪽 단지는 토지 분할 우려를 말끔히 해소하고 사업 추진 동력을 얻었다.

또 입지가 좋은 크로바아파트와 대단지인 미성아파트는 통합 재건축으로 시너지 효과를 낼 것으로 기대된다. 미성아파트 재건축조합은 크로바아파트와 통합 재건축하면서 송파구청 사거리에 완전히 접할 수 있게 됐다. 크로바아파트 재건축추진위원회는 단독 재건축으로는 불가능했던 ‘대단지 프리미엄’을 노릴 수 있게 됐다.

잠실 미성·크로바아파트 재건축조합이 출범하는 데는 지난 1월 국회를 통과한 ‘도시 및 주거환경정비법(도정법)’ 개정안이 큰 역할을 했다. 개정안의 주요 내용은 조합 합병을 위한 동(棟)별 동의율 기준을 기존 3분의 2에서 2분의 1로 낮추는 것이다.

조합에 따르면 미성아파트와 크로바아파트, 크로바상가 조합원의 합병 동의서는 작년 9월 이미 모였지만, 그간 미성상가의 동의율을 채우지 못하고 있었다. 법 개정으로 낮아진 동의율 기준 덕분에 조합은 지난 2월 미성상가의 합병 동의율 기준을 충족하게 됐다. 미성상가의 일부 소유주들은 크로바상가와 통합 상가를 운영하는 것을 반대해온 것으로 알려졌다.


잠실 크로바아파트(왼쪽)와 미성아파트(오른쪽). /고성민 기자 ▲ 잠실 크로바아파트(왼쪽)와 미성아파트(오른쪽). /고성민 기자인근 공인 관계자의 말에 따르면 재건축 의지가 상대적으로 약했던 크로바아파트 주민들은 ‘1+1 재건축’이 허용된 지난 2014년부터 재건축을 반기기 시작했다. 1+1 재건축은 재건축 시 전용면적 범위 내에서 새로 짓는 주택을 두 채까지 받을 수 있는 방식을 말한다.

신천동 M공인 관계자는 “크로바아파트 주민들의 연령대가 높아, 굳이 이사까지 하면서 재건축을 해야 하느냐는 의견이 많았는데, 1+1 재건축 방식이 알려지며 통합 재건축으로 여론이 돌아섰다”며 “주민들은 재건축으로 획득한 두 채 중 한 집에 임대를 내놓아, 노후자금으로 쓰겠다고들 한다”고 말했다. 크로바아파트는 전용 125㎡의 단일 평형으로 이뤄진 단지다.

잠실 미성·크로바아파트 재건축조합은 사업의 가장 큰 걸림돌이었던 조합 합병 과정을 마쳤고, 각 단지 상가 조합원들의 동의서 기준도 모두 충족한 만큼 사업 추진에 박차를 가하겠다는 계획이다.

조합 관계자는 “내년 상반기에 사업시행인가를 받고, 하반기에는 시공사 선정과 관리처분계획인가 신청을 하는 것이 목표”라며 “2018년에 초과이익환수제가 부활하는 만큼 그 전에 관리처분계획인가 신청을 하도록 사업 진행에 속도를 내겠다”고 말했다.

인근 공인 관계자들은 개포발(發) 재건축 열기 탓에 미성아파트의 시세는 이미 많이 올랐고, 120가구인 크로바아파트는 매물이 많지 않아 조합 합병으로 인한 호재는 크게 작용하지 않을 것으로 보고 있다.

신천동 H공인 관계자는 “미성아파트 전용 72㎡의 경우 올해 3월 초와 비교하면 실거래가가 9000만원가량 올랐다”며 “3개월 동안 집값이 미친 듯이 올랐기 때문에 이제는 숨고르기에 들어가지 않겠느냐”고 얘기했다.

As I mentioned, the project is moving forward. The winning project will be selected on October 11th.

On a side note, there are many projects undergoing the exact same phases around Seoul (I could literally name 10 of them in Banpo alone). I don't think opening a thread so early is useful, but since this thread is open already, I might as well update it. But there are many other projects in Seoul, for which I won't devote time to create threads so early. As a rule of thumb, I only create threads when the apartments go for sale, which usually coincide with the start of the construction date. Except for grander scale project (over 35 floors, mixed-use...), for which opening a thread earlier is justified.

Anyway, it's GS E&C (Xi) vs Lotte E&C (usually Castle but they're currently developing a new yet-unnamed brand for high end apartments in Seoul).

I'm very skeptical they actually built like above rendering.
But design look sooooo gorgeous!!

I'm not interesting boring seoul commie block project
but in these days too many seoul apartment re-built project ongoing and pop up
So I really confused and almost impossible to update or check each individual project.

BTW Seoul dramatically changed by civil apartment project.

We can't see these king of massive expensive civil apartment redevelopment except Seoul metropolitan
We called it 용적률 전쟁 floor area battle phenomenon.
this unique battle can see only in Seoul among other global cities

GS looks better than Lotte's tall commieblocks. And they lost the 10 billion dollar project today to Hyundai (Banpo Lot 1, Sublot 1/2/4), so give it to GS already

Lotte E&C has won the bidding for the reconstruction project valued at KRW 4700 billion (nearly $4.5 billion).

Lotte has taken its revenge over GS which had won a showdown in early September for the Bangbae District 13 reconstruction project.


After Lotte World Tower (and Lotte Castle Gold), Lotte will continue to gain ground in the Jamsil area. Jamsil District 5 will be interesting because Lotte will probably want to come with a strong bid.

this project very closed from LWT 555M
and moving walk will make inside residence so people can go to subway easily
and amazing commercial building will make too which located behind LWT.

BWT project cost not nearly $4.5 billion but about $ 410 millions

BTW not only this project but also many new amazing skysraper civil apartment confirm.
So Seoul's ugly commie block soon changed to interesting sky line.

Round 3 between Lotte and GS will be in a couple of days with Shinbanpo Hanshin District 4. I don't think GS can afford another loss, after these huge losses to Hyundai and Lotte. However, GS Xi has a good footing in Banpo, so I think they have the upper hand.

I support GS rather than other company.
They very clean company. and endure bitter loose for the purposed to make honest&clean apartment redevelop tradition in korea.
