This will be one hell of an expensive skyscraper. Hyundai Motor's owner is no longer the second richest guy in Korea, and Hyundai Motor's stock went downwards significantly. They better make good use of the land.

Realistically though, with Hyundai poised to build a huge complex with a (pair of?) megatall right across the river in Samseong-dong, can we really expect the group to build another "landmark headquarter" in Seongdong-gu. I imagine that with the purchase of the KEPCO site, Hyundai implicitly gave up on this project. What do you think?

Mmh, I think you're right. I hope that the project for Seongdong-gu will revive again, maybe with a better design.

A nice design, but South Korea launches so many beautiful designs - without the buildings ever being built - that it's hard to take anything too seriously until construction starts.

The fact that Hyundai bought the plot at a price of 10 billion dollars make me feel a sensation that this supertall will be built for sure, I don't know why... They want to built one or more supertalls in this plot so maybe something will happen

You're absolutely right. This isn't just an other project where a developer sets its eyes on a piece of land and just brings in an architectural firm to come up with nice designs. These kinds of projects are usually years down the road: economic feasibility studies, land purchase, financing, construction permit...

This is different. First, the land was already for sale, and had been identified by the Seoul Government as one of the few spots where it would allow for the construction of megatall skyscrapers. This already shaves off months or years of legal work.

And secondly, not only the $11bn are already being financed (which isn't the case it most projects), but Hyundai has already started paying (over a few installments over less than a year).

And that's a huge difference. As the $11bn have been paid, each month is tens of millions worth of interests going down the drain for Hyundai. So Hyundai will have a real incentive to get this project going quickly in order to recoup its investment.

So the chances of this project being completed are very high. Of course, nothing is ever certain in skyscraper building, but still...
