Ahmedabad is the largest city and former capital of the western Indian state of Gujarat. It is the administrative headquarters of the Ahmedabad district and the seat of the Gujarat High Court. With a population of more than 5.8 million and an extended population of 6.3 million, it is the fifth-largest city and seventh-largest metropolitan area of India. It is also ranked third in Forbes's list of fastest growing cities of the decade. Ahmedabad is located on the banks of the River Sabarmati, 30 km from the state capital Gandhinagar.

Gujarat International Finance Tec-City (GIFT City)



Gujarat International Finance Tec-City or GIFT is an under-construction central business district in the Indian state of Gujarat. It will be built on 886 acres (3.59 km2) of land. Its main purpose is to provide high quality physical infrastructure (electricity, water, gas, district cooling, roads, telecoms and broadband), so that finance and tech firms can relocate their operations there from Mumbai, Bangalore, Gurgaon etc. where infrastructure is either inadequate or very expensive. It will have a special economic zone (SEZ), international education zone, integrated townships, an entertainment zone, hotels, a convention center, an international techno park, Software Technology Parks of India (STPI) units, shopping malls, stock exchanges and service units.

To develop and implement the Project, Government of Gujarat (GOG) through its undertaking Gujarat Urban Development Company Limited (GUDCOL) and Infrastructure Leasing & Financial Services (IL&FS) have established a Joint Venture Company, "Gujarat International Finance Tec-City Company Limited" (GIFTCL). The estimated cost of the entire project is Rs. 70000 crores (USD 11 Billion).

GIFTCL proposes to implement GIFT with an eventual built on area of 85,000,000 sq ft (7,900,000 m2). The company plans to develop, finance, implement all infrastructure in and around GIFT on a turnkey basis to ensure that all conceivable services in relation to connectivity, communication, technology, security, services for quality of life etc. are established and sustained.

Real-estate developers park Rs 4500 cr in Gujarat's GIFT-City project

A host of real-estate developers, including the likes of Mumbai's Hiranandani, Bangalore's Brigade Group and Pune's BU Bhandari Landmarks will be pumping in Rs 4500 crore of investments in developing residential and commercial complexes within the Gujarat International Finance Tech-City (GIFT) project which is being developed as the country's first smart city near Gandhinagar in Gujarat.

"The real-estate developers will together be investing about Rs 4500 crore in building residential and commercial complexes within GIFT," said RK Jha, director of Gujarat International Finance Tec-City Company Ltd, which is a joint venture between state-run Gujarat Urban Development Company Ltd (GUDCL) and a private firm Infrastructure Leasing & Financial Services Ltd (IL&FS).

This is the biggest influx of real-estate developers to be attracted to the GIFT project so far. The GIFT authorities have already made allotments to Pune-based BU Bandari Landmarks for developing 1.8 lakh square feet of residential space which will initially include 350 apartments. The other residential developer who has been given land for development is Ahmedabad-based Sangath Group who will be initially be developing one lakh square feet of residential structures.

"We are currently in the final stages of approving the applications of Bangalore's Brigade Group who is planning to develop 12.8 lakh square feet of which only two lakh square feet will be residential. The other application is of Mumbai-based Hiranandani Developers Pvt Ltd who is looking to develop three lakh square feet of commercial space in the SEZ area of the GIFT city," Jha added.

Most of the residential schemes that will come up within GIFT will be high-end. "We will also be constructing 400 units of affordable housing for people who will be working in GIFT. We plan to built these units (of about 380 square feet each) and lease it out to the workers," the official said.

Meanwhile, over 60 percent of the space in the first 28-storied tower --- highest building in Gujarat --- that was inaugurated by Prime Minister Modi in January 2013 has been sold. "About 5 lakh square feet of space in this first tower (total of 8 lakh square feet) has already been occupied. We currently have 14 banks in this tower and we expect the tower to be sold out by December," Jha said.

The GIFT authorities will open bookings for the second tower (8 lakh square feet) in November this year. "This building we plan to sell to foreign banks and insurance companies," Jha said adding that the authorities were trying hard to get foreign banks like Bank of America, Citibank or Goldman Sachs on-board.

Re GIFT City: Phase 1A ( 29fl x 2; 1.4 million sq ft office space + trunk infrastructure ) is completed in early 2013 and Phase 1B ( 8 more highrise towers, 8.6mn sqft + more infrastructure) is underway. After the completion of Phase 1B, Phase 2 and 3 will start. Most of the taller buildings will be built in phase 2 or 3.

I will try to post some pictures later.

GIFT City completes first phase of Online Development Approval System

Prime Minister Narendra Modi's pet project, Gujarat International Finance Tec-City (GIFT City) has completed the first phase of Online Development Approval System (ODAS) under the authority of GIFT Urban Development Authority (GIFTUDA), a statement issued by the company said here on Tuesday.

ODAS, according to the company statement, as a part of e-governance is an e-platform through which the entire process from submission of complete building development plan to its approval, possible to complete online within 15 days. It also covers commencement and occupancy stages and is a transparent and faster automated building scrutiny mechanism with more innovative approach to ease the development approval process.

Commenting on this faster and innovative approach for smart city development, Ramakant Jha, managing director and Group Chief Executive Officer (CEO), GIFT Company Ltd. said, “GIFT City has successfully implemented first phase of ODAS and ensured uniformity, efficiency in scrutiny and faster approval of architectural plans in an automated manner. As a whole, the system reduces the lengthy and cumbersome manual process of calculation and checking with codes, possibility of human errors in scrutiny, saving valuable time and effort for the architects as well as confidence of the authority by supporting all electronic versions of the documents and drawings.”

Jha said after successful implementation of ODAS-1, GIFTCL has envisioned for enhancement in ODAS-2 with diverse features. “In line with other major development authorities of the world, GIFT has also introduced a unique, transparent and faster automated building scrutiny mechanism with more innovative approach to ease the development approval process. It also covers commencement and occupancy stages,” Jha said.

GIFT, a Gujarat government project in partnership with IL&FS, is India’s first global financial hub and first multi-service SEZ with International Financial Service Centre (IFSC) status which will cater to India's large financial services potential by offering global firms, world-class infrastructure and facilities.

Smart waste management system at GIFT city

One important aspect of a Smart City is systems that are sustainable and environment friendly. Gujarat International Finance Tec City (GIFT) is inching towards that end.

A smart solid waste management system is being put in place using Swiss technology at GIFT City where garbage will be disposed of with minimum human interference. Not only that, the waste will be recycled to make organic manure and generate power that will be consumed in GIFT City itself.

The solid waste from the towers will be sent to the waste collection centre, about 2 km away from buildings, using vacuum suction pipes. The waste will be transported at the speed of 110-140 km per hour through a network of underground pipes. The speed and direction of the waste will be controlled by a fully computerized console.

A trial run for the automated garbage disposal system was recently held at GIFT City. "The trial run was successful. Based on the results of this trial run, further improvement will be done," said managing director of GIFT City Ramakant Jha.

He explained that solid waste will be segregated into organic and non-organic waste. The organic waste will be sent to a vermicompost unit where it will be used to make manure which in turn will be used in the gardens and plantations within the city, Jha added.

"The inorganic waste will be incinerated using plasma technology," he said. The initial capacity of the incinerator will be 50 tons per day which will gradually increase to 400 tons per day as occupancy increases. Energy from the incinerator will be used to generate thermal power for consumption within the city.

Gujarat urban development department is also in talks with the Swiss company to install the system in Sector 21 of Gandhinagar as a pilot project

India's first international finance centre set to take off in Gujarat by April

"To begin with, regulators will explore what all activities can be carried out within the existing laws and without amending Fema (Foreign Exchange Management Act). The next step would be to roll out regulations for a full-blown IFC," said a person, who attended the meeting

"Even though there are objections from a few quarters, we expect the finance minister will set the tone for this in the Budget document," said the person, who attended the meeting. The finance ministry wants the centre to be operational by April 1, said another person who participated in the discussions.

River cruise on Gujarat's Sabarmati soon



Adding to the exotic charm of Sabarmati waterfront-- Prime Minister Narendra Modi's pet project-- civic authorities here have decided to launch a cruise or a floating restaurant facility.

The project, however, faced a delay of more years as authorities looked for a firm which could prepare a 'river-cruise' like Goa but now they hope to provide this 'fun, food and float' combo soon.

According to the Deputy Commissioner of Ahmedabad Municipal Corporation (AMC), M Thennarasan, the river-cruise will start floating in Sabaramti in next ten months, for which all formalites have been completed.
"It will be like a river-cruise that can be seen in Goa. People can have fun in affordable price and spend a happy time enjoying dining facilities," Thennarasan told PTI.

"People can also take it on rent for organising a party in the floating restaurant," Thennarasan addded.

The cruise will be floating on Sabarmati at the cost of around Rs 3 crore, he said.
