excellent, that's quite ambitious. Hopefully they can line up some tenants; they seem confident that they can get this done.
My guesstimate is 320m+ x 2, 200m+ x2

I visited downtown Dallas three years ago, and it did not exactly seem to be in great health, save for around the art galleries/cultural sector. There were many vacant office buildings, a few of which were being converted to residential use. However there was very little commercial activity. Unless an economic miracle has hit downtown Dallas since 2011 how can the downtown office market absorb this proposal of 3Mft2 of new office space plus lots more condos?

You'll be surprised how much development is happening in downtown. The core of Dallas needs more apartments badly. Dallas/Fort Worth is building more apartments than any other US metro because of the fast growth and the majority of that is in the core of Dallas.

I heard about this ambitious plan awhile back. I do wish them the best, it's extremely ambitious. Definitely would need to construct in phases. That vast amount of office space is a whole lot to fill, then again, sometimes it takes an ambitious project to lure companies to it & downtown. Glad I'm retired from the commercial real estate business, sounds like a difficult but not impossible project to pull off.

3 years ago things were indeed quite slow but over the last year some huge office tower deals have occurred allowing new owners to restack tenants and fill the vacant space. Everything else in Dallas is actually hotter than hell with housing, apartment and other construction way up in the standings in the US. Downtown, which got bypassed over the last 30 years, is poised for a big comeback.

That's the development at 2101 N. Pearl which at one time had everyone thinking supertall too. But the latest iteration is much more in keeping with the neighborhood.

I hope that these are built. This seems to be an undesirable area of Dallas, so I wonder If luxury units will sell here. I hope so.
