Two 30 Story Towers Joining Country Club Gardens

8/13/14 - The Broe Group of Denver is moving forward on development of two additional apartment towers as part of the Country Club Gardens community near the intersection of Downing Street and Elsworth Avenue in south central Denver. The project involves demolition of two of the existing garden style apartment buildings in exchange for preserving seven other historic buildings on the site constructed in 1940. The plan was originally approved through a development agreement with the City in 2001. Replacing the two demolished buildings will be two 30 story towers containing a total of 533 apartment units and several floors of structured parking, which will be screen by several of the remaining historic buildings and landscaping. The buildings will be mirror images of one another and top out at 322 feet in height. The architect for the project is Solomon Cordwell Buenz (SCB) of Chicago. The project is set to begin construction in early 2015, with completion in late 2016.

3/6/15 - The Broe Company of Denver recently submitted building permit applications for the development of two new towers in the Country Club Gardens apartment project after receiving approval from the City's Landmark Preservation Commission. The 30 story tower, first reported in the 8/13/14 post below, have been designed by Solomon Cordwell Buenz (SCB) Architects of Chicago. The building massing has remained the same since the previous post, however, the exterior materials have been revised to better reflect the architectural character of the low rise apartment buildings that are also part of the Country Club Gardens project. Construction is planned to start during the summer of this year, with completion in 2017.

Twelve years ago, the Broe Real Estate Group had an ambitious plan to build two 30-story towers. Upon proposal, they received an approved development agreement with the City of Denver to build the 300-foot towers, which were consistent with zoning that has been in place for decades. As you can imagine, the neighbors, living in single-family homes and small condo units, were not happy about this proposal. Concerns over traffic, loss of views, and large shadows came up in the various public meetings the development firm held.

Broe trekked on with their plans and held a ground breaking ceremony at the Country Club Towers site this past Monday. Most of our readers have known about this project as it’s been in the works for a very long time. Because the design review for this project was very extensive, we here at DenverInfill wanted to make sure we gave you the final renderings and facts to avoid confusion down the line.


Swinerton has provided the public a construction timeline, which can be viewed below. Currently, excavation and shoring is underway with foundation work scheduled to start any day. We should see a couple of tower cranes on this site by October.

So can you inform me, Desert Punk, are the buildings behind housing projects being demolished?

(edit) Nevermind, after reading initial post, it's clear those aren't projects, and two were demolished.
