Aldar awards infrastructure contracts for Al Raha project
Dubai: Aldar Properties PJSC, Abu Dhabi's leading developer, has announced that it has awarded a contract to Aldar/Laing O'Rourke Company for a major infrastructural package at its 500 hectare mixed-use waterfront project, Al Raha Beach. Aldar/Laing O'Rourke has commenced work on Interchanges four, five and six, which will provide access to the mixed use development from the adjacent Abu Dhabi-Dubai highway. The three major interchanges comprise of 20 post tensioned box girder bridges, spanning 270 metres long and up to 35 metres wide and six kilometres of associated carriageway construction, which includes half a million cubic metres of embankment fill and utility diversions. The work will be carried out over the existing Shaikh Maktoum Bin Rashid Road and will be completed in 24 months. "The formation of the Aldar/Laing O'Rourke joint venture and the award of the contract for this major interchange demonstrates Aldar's commitment to build the essential infrastructure to any development to meet announced project deliveries. This is a clear demonstration of the commitment of all the teams to the timely and cost efficient completion of the whole development," said Ahmad Al Sayegh, chairman of Aldar. Ronald Barrott, CEO of Aldar, said the new joint venture has worked in conjunction with the master planners Esquisse, the infrastructural team Cansult/Maunsell and the bridge architects RFR to ensure the seamless and timely delivery of the project. The Dh54 billion development has been designed to accommodate a population of 120,000 in some of the most spectacular buildings, marinas and water features seen in the UAE developments which will be completed by end of 2009.

Land reclamation for two Aldar projects ends
![]() Al Bandar and Al Muneera developments will offer luxury living. Dubai: Abu Dhabi based Aldar Properties said yesterday it had completed the land reclamation, ground improvement and development of the diaphragm sea walls on its Al Bandar and Al Muneera projects. The foundations of these projects are already well under construction. Aldar is showcasing these projects at Cityscape Dubai taking place at the Dubai International Exhibition Centre from October 16 to 18. The two projects on Al Raha Beach are also on schedule for several other construction milestones. The work on the supporting infrastructure for Al Bandar and Al Muneera are also set to reach their target dates for completion. The canal bridge crossings, and the highway interchanges are all progressing and are set to achieve the prescribed completion date. In addition the boulevard and access roads are also attaining incremental target dates. With the subcontractors for utilities nearly finalised, the contracts and schedule will be complete by the end of 2007. "Aldar is committed to timely delivery of its projects, and we are very pleased with the progress so far at Al Bandar and Al Muneera," said Al Raha Beach Development director, Michael Cox. "Our experience in this industry, coupled with our strong relationships with quality suppliers, allows the team to focus on the quality standards that our customers expect, while staying on the schedule we set out from the start." Al Bandar, designed by leading architects Broadway Malyan of the United Kingdom, is positioned on the waterfront of Abu Dhabi and will create a unique and prestigious residential and commercial destination. Al Muneera, a development that makes up a part of Khor Al Raha, one of eleven precincts within the Al Raha Beach precinct, offers a mix of luxury living in magnificent villas with waterfront and canal views as well as distinctly designed multi-storey apartment buildings.

A computer-generated image of Aldar's proposed headquarters in its Al Raha Beach project in Abu Dhabi.
Aldar unveils Mideast's first spherical building Staff Report Published: October 28, 2007, 00:02 Dubai: Aldar Properties has awarded its subsidiary Aldar/Laing O'Rourke the contract to construct its new headquarters. Aldar, Abu Dhabi's first and fully integrated development company, yesterday said its headquarters will be the first spherical building in the Middle East, built to satisfy the most demanding international business elite. The futuristic aluminium and glass exterior, underground parking, turnstile security, marble floors and walls and will ensure this is a commercial building fit for 21st century Arabia. It will be a Category A international office. The company has begun construction of the 51,000 square metres of commercial office space on its mixed-use waterfront project, Al Raha Beach. "Aldar Properties will establish its new headquarter facility within this commercial space," a company statement said. -------------------------------------------------------------------------------- -------------------------------------------------------------------------------- Architects MZ & Partners conceptualised the stunning round design and Arup have been appointed as the lead consultants and engineers. With the building rising approximately 110 metres, Aldar will occupy approximately 20 per cent of it and is expecting to lease the rest to multinational corporations looking for prestigious office space in Abu Dhabi. Particularly impressive and efficient is the lift system: the building will contain 12 lifts plus two service lifts, fitted with the latest hi-tech automated destination control elevators. "It is important that Aldar is the benchmark for quality commercial space in Abu Dhabi and the wider region. Al Raha Beach is the most extensive of projects and is the ultimate location for our offices and for our future growth," said Ronald Barrott, CEO, Aldar Properties. Michael Cox, Al Raha Beach project director, said: "The geometric shape of the building symbolises unity, stability, rationality and modernity beyond the structure of the building. "As well as providing Aldar with a top-flight headquarters, we also look forward to welcoming other companies who are seeking offices built to high international standards." Piling work has already been completed at the site, and is expected to be complete in 2009. The building will have a gross floor area of 61,900 square metres and a net area of 51,361 square metres and will form an integral part of the Al Dana business precinct, at Al Raha Beach. The building is due for completion in end-2009. Despite its round shape, the building will boast high floor use efficiency at 78 per cent. The average footplate per floor is 1,600 square metres, going up to 2,700 square metres from the ninth to the 13th floor. Rentable area ranges from 1,600 square metres to 2,774 square metres per floor, with up to approximately 41,000 square metres available to lease. Aldar's signature project, the Al Raha Beach development will comprise offices, hotels, residential and retail space, all encircling a large public marina.

so hey we are again ....alraha beach projects:
AL-ZIENA Al Zeina is the strategic gateway to the new Al Raha Beach development, where the natural beauty of Abu Dhabi is reflected in an arrangement of formal Arabic gardens, courts and plazas. These continue the tradition of gardens of the world notably the Persian and Andalusian styles. The gardens incorporate villas, townhouses, apartments, neighborhood retail outlets and community facilities in a series of 2 to 12-storey buildings. Al Zeina will highlight traditional passive cooling features such as tree-covered courtyards and shading from pergolas, colonnades and decorative screens KHOR ALRAHA Situated at the East side of Al Raha Beach, Khor Al Raha is a luxurious gated community of freehold apartments, townhouses and villas set in an exclusive residential enclave on the waterfront. Khor Al Raha is divided into two distinct areas – the mainland development and the exclusive private residential Islands – connected by a tree-lined boulevard, delightful canal walkways and busy promenades. Luxury and style are the two key words to describe the prestigious gated community of apartments, townhouses and villas overlooking the ocean at Khor Al Raha. Sprinkled liberally amongst the residential homes are waterfront cafes, restaurants, shops, hotels, parks and markets offering residents a world of variety and stimulation. The exclusive island located off the coastline consists of large private houses nestling amongst densely populated trees and lush landscaping. Many also have private mooring and beaches. The Island also offers luxury boutique apartments with high-end amenities and stunning panoramic views. The first chance for expatriates to buy at Al Raha Beach has arrivedKhor Al Raha is the first development in Abu Dhabi available to expatriates. It's also the first development for sale at the amazing Al Raha Beach development - the new Gateway to Abu Dhabi. And it's the first time anybody in the UAE has had the opportunity to live in a place that offers such a heady combination of timeless panoramic sea views, a vibrant café society ambience and exclusive luxurious homes. The Mediterranean style boutique apartments at Al Muneera are now available to all nationalities. AL-BANDAR Occupying a significant area of Al Raha Beach, Al Bandar is one of the focal points for marine, leisure and family activities in the community. Set around an expansive central water feature, Al Bandar consists of luxury apartments, townhouses and villas embraced by waterside restaurants, cafes, shops and a leading luxury hotel. The main residential part of Al Bandar consists of a residential village, luxurious waterfront residential apartment complexes, an exclusive beach area and a public marina – which can also be used as a transit centre for jet cats, water taxis and abras. Providing a prestigious, yet informal social environment, Al Bandar also features small intimate performance areas providing street entertainment during the day, and atmospheric music during the evenings. The magnificent Entrance Gardens provide a dramatic approach to Al Bandar where residents and visitors can stroll along the canals, shop in the Market Village or Market Garden or simply put out to sea in a luxury yacht. Al Bandar not only offers a premium variety of homes, but a truly luxurious setting in which to live, work or simply spend a few hours. For more information please visit our website on www.al-bandar.ae AL-SEEF Al Seef represents the social heartbeat of the Al Raha Beach. Here, a dazzling variety of contemporary apartments, family townhouses and prestigious villas effortlessly converge onto a broadwalk promenade bursting with energy and life. A large resort island with direct beach access lies just off the coast as part of Al Seef. It is home to a leading luxury hotel, courtyard summer houses, designer boutiques, dining precincts and rejuvenating spas. This is the sports hub of the area, offering a multitude of outdoor water sport activities. Variety is at an optimum in this vibrant part of Al Raha Beach. Aside from the canal-side eateries, residents can shop along the Boulevard or the Arabesque Retail Terrace, relax in the Floral Gardens, or spend quality time in the Palm Court. Al Seef has also been designed with specialist areas designed to provide entertainment, host civic events or cater for social gatherings. Imagine a river walkway that provides a new experience around every corner, and you’ll be close to knowing what it’s like to live in Al Seef. As a vibrant setting for either residential or commercial properties, the Al Seef is the place to be if you want to be at the centre of everything. AL-DANA Al Dana is the stylish business component of the Al Raha Beach development. Designed around a central marina, it is the civic heart of the development, and the major transit centre for ferries, jet cats, water taxis and abras. The architecture at Al Dana is contemporary, clean and highly imaginative – a combination of iconic office towers with busy waterside promenades, international dining facilities, serene floral walks and a public quay for private vessels. Highlighted features include a series of specially designed ‘water spines’ meandering from the sea through the precinct creating a unique symmetry. Here, you will discover the unparalleled Quay Spa, a Galleria shopping mall and a luxury hotel complex. The homes here consist of luxurious landscaped terraces, designed tastefully to create a stepped residential crescent overlooking the ocean. Al Dana offers an opportunity for city living with a real difference. With water being such an aesthetic and integral feature of the landscape, living or working here is a truly incomparable experience. AL-RUMAILA Al Rumaila is a series of residential ‘peninsulas’ stretching into the waters of the Gulf, creating an atmospheric ‘wharf-style’ environment for those living here. It is positioned around a series of private marinas and waterways for the exclusive use of residents. Al Rumaila is relatively traditional in its look, the 40-storey glass structured tower in the centre lends a grandiose and contemporary landmark touch. A mixture of boutique hotels and serviced apartments, it’s leisure offerings make living here ideal for those looking for an exclusive but unhurried lifestyle. Here you have the freedom of taking your boat out at the weekend, or to just relax with friends in one of the many promenade cafés, or in the arabesque style of the special Leisure Court on the east side of the community. Al Rumaila is also home to the Maritime Gallery, an innovative attraction that gives Al Rumaila a distinctive cultural character all of its own. This is a place for relaxing – for taking life at a leisurely pace. AL-NKHEL In keeping with the environmental priorities embraced by ALDAR in all their developments, Al Nakhel embodies a harmonious ideal – a place where human aesthetics and nature are crystalised into one. Here, geometry, physics and cultural philosophies join seamlessly to create an inspired array of walkways, landscapes and exhibition buildings. All the apartments have north facing sea views and have easy access to the restaurants and shops that sensitively blend in with the landscaping. Al Nakhel offers residents a ‘community’ feel in surroundings where waterscapes, public plazas and promenades mingle with luxurious but discreet residential towers. Between the beach residences, you will also find an Eco Centre built to house rare plants, an aviary and a butterfly house. One particularly notable feature is a series of gardens created to rejuvenate the human senses, including medicinal gardens, vegetable gardens, perfume gardens, sculptured gardens, flower gardens and water gardens. Al Nakhel is a place of beauty and luxury, not just for you, but for your state of mind AL-LISSAILY Al Lissaily is a uniquely considered design that encapsulates the water features of Al Raha Beach and formalizes them to create a truly wonderful series of heritage waterside homes. Although very much a premium residential area, the Al Lissaily is situated so that all other areas of Al Raha Beach are easily accessible – all the facilities, attractions and amenities of the development are just a short journey away either by foot or by motor launch from your own private jetty. The villas here are built in the traditional Arabic majlis style with colonnades, arcades and galleries around a central courtyard, but freshened with a clean contemporary touch and an uncompromisingly luxurious finish. Think of it as a series of grand Arabesque courtyards surrounded by water gardens, water channels and pavilions, yet connected by an intricate network of walkways and bridges. AL-RAZEEN Al Razeen at Al Raha Beach is built on the site of an existing theatre – inspiring the artistic theme behind this part of the development. Designed to cater for those of a creative nature, the homes here are built around a central marina comprising 8 – 14 storey waterfront apartment towers with stunning panoramic views. Amenities include local cafés and restaurants, recreation clubs and swimming pools. The private islands off the coastline also have exclusive mooring and beach facilities for residents. Located on the island ‘peninsulas’ is a collection of boutique resort apartment buildings with an eclectic mix of styles to engage the imaginative sensibilities of the creative media and arts community. As well as being the location of a new state-of-the-art theatre complex, Al Razeen is home to art galleries, art studios, convention centres, cinema and film production houses, a media museum, a virtual media development centre and a sculpture garden. As far as inspirational environments go, Al Razeen has the touch of a true master AL-THURAYA At the seaward end of Al Raha Beach, Al Thurayya is home to waterfront apartments and villas set back from a marina. As the western transport hub for water taxis and ferries, this district is the focus of marine activity, incorporating a major boat-servicing area with dry dock facility. The residential buildings and the neighborhood shopping center are spaced among a landscaped district of promenades, water features and a sculpture garden connected by avenues shaded by trees R http://www.alrahabeach.com

Hi Guys sorry to change the subject, I have just started looking in Abu Dhabi and would like advice on how it compares in terms of prices with Dubai??
what is the cheapest entry price in Abu Dhabi in a nice development?? For example I would say the cheapest prices I have seen in Dubai Marina is AED 1100 to 1400 per square foot, how would this compare to something nice in Abu Dhabi?? and where would you recommend. Your advice is welcomed.

From what I understand the slipform in Imre's post #115 is the core of the Aldar HQ which has been designed by MZ Partners and is the disc shaped structure second from right of top picture (Al Dana) in post #116
