TOKYO | Tokyo Station Front Yaesu Redevelopments | 250m | 54 fl | 245m | 45 fl | Pro

Today details have come out on 2 of the 3 redevelopments on the Yaesu side of Tokyo Station. The 3 blocks with low rise buildings on the other side of the main road at the back of the station will be demolished to make place for several new towers. The total floorspace that will go up in the redevelopments totals just under 1 million square meters. The 2 towers that have been announced today will be 250m and 245m tall, this is significantly taller then the existing towers around Tokyo Station that don't cross the 210m.

The 1st tower in the Yaesu 1-Chome redevelopment and will be 250m tall, it will go U/C in 2019 and will be completed in 2023. The main use in this tower will be offices, but there will also be apartments and medical facilities. As well as an underground bus station.

2 years before that the Yaesu 2-Chome North district redevelopment will go U/C in 2017 and be completed in 2021, this tower will become 245m tall. The project will also include a couple of smaller buildings, the main functions will be office, shops. The primary school which is currently still in use on this location will also get a new place in the new buildings.

A 3rd redevelopment is also in the works, but no further details have come out about that project yet.

yay for some more Tokyo news! thx momo

That's some pretty good height and I've noticed that signature buildings have ever slowly gotten taller since the first ones broke ground in Shinjuku in the 70s.
I wish they could speed up those construction dates though. None of us are getting any younger here.

It's very difficult to speed it up. Land and property ownership laws are very strickt and protect the owners. It's hard to do a fast forced buy-out. And there's also the bureaucracy, there are still a lot of steps to go before this project gets the final planning approval from the local government to go ahead.

Both the developers of the towers have come out with a press release for their project. Both releases show new renders.

The Yaesu 2-Chome tower is designed by the English architecture firm Pickard Chilton (together with Nikken Sekkei for the structural design).

http://www.pickardchilton.com/work/y2

Quote:
Envisioned as an integrated and human-scaled urban community, the Y2 Project is a 3.3 million square foot high-rise mixed-use development comprising office space, a luxury hotel and an elementary school atop a retail podium and a below-grade transportation hub. It offers direct access to Tokyo Station, one of the most important traffic nodes in Japan.

The 240-meter tower’s façade is gently curved to subtly contrast with the surrounding buildings. At the Northeast corner, the tower engages the ground to emphasize its verticality and to offer a clear identity for the main entry. The exterior form of the elementary school is expressed with an articulated louvered façade that provides shading and allows for landscaped classroom balconies.

The curved podium echoes the gentle radius of the tower façade. Visitors rise through a cascade of escalators from the subterranean levels of Tokyo Station, through the podium retail levels to a crystalline roof top pavilion. Skylights allow sunlight to stream into the atrium and further down into the B1 level.

The 3rd of the Yaesu redevelopments. It's name changed from South District to Center District, as there will also be a 4th redevelopment, the 3rd for 2-Chome.

The new office tower will also house serviced apartments and an international school next to the mandatory shops and restaurants. Just like the other 2 towers the basement will be used as a bus terminal. Mitsui Fudosan will be the developer of this project that should go U/C in 2018 and be completed in 2023.
