The earlier design was more pleasing to the eye. This one I find hard to like at all.

Conceptual drawings and models
Designboom

From the article:
Quote:
their [ODA architecture's] concept is a tower that melds urban living with the dream of a suburban backyard. they imagined this by stretching an NYC tower vertically beyond its original program, inserting gaps of around 5 meters in height between every two floors. these voids contain full sculptural gardens equal to the floor area of the building, and that would be directly accessible from each apartment.

as a result, every 850 square meter unit will have a 425 square meter open private green space. the expansive height of these floors will permit a suffusion of sunlight throughout, while the design will dramatically reduce the wind load without sacrificing the 360-degree view.
So every 9149,32 sq-ft unit has 4574,66 sq-ft of private green space, with a ceiling height of 16 ft

Ah, just what the city needs in the midst of a housing crisis.

I think it might be better for such a design to be on the other side of the Queensborough Bridge. Now it's a bit too much in the picture if it turns out not so good.

It doesn't matter since they are using up all the buildable square feet anyway.

You can't build more apartments even if you remove the terraces due to zoning, so it will just be a shorter tower without them.
Remember, the whole city was downzoned by 2/3rds in 1961 from the original 1916 plan, those 1961 zoning codes are still in place.

You can't build more floors, you can certainly build more apartments. These top-to-bottom full floor apartments certainly aren't doing anything to alleviate the housing crisis.

That will make for less than 1000 square feet per apartment of usuable space. That's really not much for these prices.

I agree I can't tell if I like it or not, a lot will depend on the cladding and the final design, however I think its good that the New York skyline is being diversified. From a financial view this tower will kick-ass be its so unique.

The tower is delayed because a rent-controlled tenant in one of the buildings to be demolished for the tower is refusing to give up their home.

So THAT'S what it is. This is a really beautiful and unique tower and I am really looking forward to it.

Ok thanks for the update!

Do the developer have any obligations to compensate for the loss of affordable housing (besides compensate the tenants)? IMO the developer should be made to invest in existing project or elsewhere.
