Nshama unveils Town Square development for Dubai

Private developer Nshama has revealed plans for a 750 acre project set for Dubai’s Al Barsha area that it has dubbed Town Square.

The development is planned for Dubailand and will be built near the new cycle track at Al Qudra, adjacent to Emirates Road/E611 and a short drive from Motor City. The development will have 3000 three and four bedroom townhouses and 18,000 one-, two- and three-bedroom apartments as well as large retail, hospitality and commercial spaces.

The project will be centred around shopping and dining districts, plazas, greenbelts, mosques, educational institutions, healthcare centres, entertainment and outdoor sports facilities. With a total land area of 31 million sq ft, it will have a high land-to-building ratio, opening up more open spaces for a greener community.

No, this looks like a totally different project. From what I could tell, Reem is located within or close by Arabian Ranches. This is located neer Al Qudra Cycling Track which is further down the road.

It is on the other site of the road from Reem development by Emaar (just behind Emirates road)

Very interesting. That part of town will be completely transformed within the next 6 years. Google Maps before and after will be astonishing.

I wonder how the road infrastructure will handle the volume of cars, it's already bad enough from what I heard to exit/enter Arabian Ranches, Motor City etc. during peak hours...

Mohammad Alabbar is very superstitious, that was the story at the time. So yeah, obviously it's a duck.

what are the chances of not delivering the project??

Also payment plans are not good and attractive?

Town Square launching Apartments this week, here's some info:






- 306 apartments to be launched within two buildings Zahra 1 and Zahra 2, each building has two blocks, A & B. Balcony areas on the podium level apartments range between 300 - 700 sq. ft. and have direct access to the pool. There are indoor gyms on the podium level.

- Studio apartments (2 layouts): Both are 340 sq. ft. in size. Expected starting price is AED 350,000

- 1 Bedroom apartments (3 layouts) to have sizes 515 - 600 sq. ft. and prices expected to be from AED 400 - 450,000

- 2 Bedroom apartments (7 layouts) to have sizes from 825 - 968 sq. ft. and prices starting from AED AED 750,000

- 3 Bedroom apartments (5 layouts) to have sizes from 1,196 - 1,400 sq. ft. Prices to be confirmed shortly.

very good marketing strategy... everyone is talking about cheap price tag of AED 350k but no one is mentioning the very small size of 340 sqft - We talk here about AED 1000 per sqft which is not cheap at all for unknown developer in the middle of nowhere!
