URA launches tender for hotel site at Gopeng Street / Peck Seah Street

The Urban Redevelopment Authority (URA) launched the hotel site at Gopeng Street / Peck Seah Street for sale via public tender today.

The land parcel was made available for sale through the Reserve List system on 21 February 2008. On 1 November 2010, URA announced that it had received an application from a developer to put up the land parcel for tender. The developer has committed to bid at a price of not less than S$94,045,276 for the land parcel in the public tender.

Land Parcel at Gopeng Street / Peck Seah Street

The site is located within the Tanjong Pagar area, which is a prominent gateway leading directly into the main financial and business areas of Shenton Way, Raffles Place and Marina Bay. It is also home to several hotels which have been established to serve the business community and tourist visitors. These include business hotels like the Amara and M Hotel, as well as award winning hotels like Berjaya Hotel and The Scarlet.

The successful sale and on-going development of several new office, high-rise residential and hotel sites in the area will further enhance the vibrancy and activities of the Tanjong Pagar commercial district.

With a land area of about 0.23 ha, the hotel site can generate a maximum permissible gross floor area of 19,416 sqm.

Tender for the site will close at 12 noon on 11 January 2011.

Tanjong Pagar hotel site up for sale by tender

A hotel site in Tanjong Pagar was released for sale on Monday via a public tender.

The Urban Redevelopment Authority (URA) said the Gopeng Street/Peck Seah Street site was made available for sale through the so-called Reserve List system in February 2008.

The sale process was triggered earlier this month when URA received an application from a developer to put up the land parcel for tender.

The unnamed developer has committed to bid at a price of not less than S$94.05 million.

URA said the 99-year leasehold site is situated at a prominent gateway leading directly into the main financial and business areas of Shenton Way, Raffles Place and Marina Bay.

It is also home to several hotels, such as the Amara and M Hotel, serving the business community and tourists.

With a land area of about 0.23 hectares, the site can generate a maximum permissible gross floor area of over 19,000 square metres. It also has a maximum building height of 30 storeys.

The tender for the site will close at noon on January 11 next year.

Went to preview this commercial soho and hotel development at Gopeng and Peck Seah street. The commercial soho is a loft about 450sqft. and is selling at a price of about 3000 psf. Launching probably by end of the month. the architect behind the project is WOHA. More sky decking coming up.

Wow, are you sure its at $3k psf?
Even the unlaunched site above Tg Pagar MRT station was reportedly to price their units at about $2.5k psf when they first bought the land... This is crazy, man!!

It was mentioned by the estate agent cause Far East thought everyone is flocking into commercial especially the foreigners. But should be around 2.5k to 2.6k psf i thought. Wait for the launch later this month. Some commercial Soho at Clark Quay kept by Far East was about 3k psf that was its benchmark maybe.

In my opinion that looks like a moss-covered structure! It might be an initial projected look if it is related to this CBD project.

I found this advert outside of Altez's showroom. It seems that it is either PS/100 or PS100. Anyway, the last 2 pics is the likely location for the project.

I guess that WOHA is trying to test out the community sky terrace concept that they were trying to implement since the Duxton Plain competition. They did not win that one, the Met had a brief that called for more privacy, the Dawson one had too much restrictions.

The internal is quite interesting with units looking into the sky terraces. And the renderings for the top level looks nice too. I guess that WOHA is never really good at doing a crown, the building would have looked better with a flat roof, like their usual designs.

100 office units at PS100 launching soon

Property developer Far East Organization will be offering strata office units at its new PS100 SOHO development (pictured), which is set to launch next month.

PS100 will comprise 100 office units ranging from 402 sq ft to 507 sq ft, spread across levels seven to 11 of the 27-storey tower located at Peck Seah Street in Tanjong Pagar.

The property will also feature the 314-room Oasia Downtown Hotel.

Compared to the typical strata office floor-to-floor height of three to 3.5 metres, the PS100 offices will have a height of five metres and is set to be completed by next year.
