866-Foot Downtown Miami Tower Called Liquid Lofts In The Planning Stage

Architect Charles Sieger could be planning a residential tower in downtown Miami.

Earlier this month, an application was submitted to the feds to build an 866-foot tower called Liquid Lofts. It would be located at 37 SW 1st Street, on what is currently a parking garage. The applicant could not be determined.

The current owner of the property is a company controlled by Michael Werner.

Records show that Sieger Suarez registered several websites in December 2013, including liquidloftsmiami.com, liquidcondominium.com and other related domains. In the same month, a Florida corporation called Liquidlofts, LLC was formed, which lists Sieger as the sole manager.

The FAA has approved the height of both Liquid Lofts and 2000 Biscayne, even before the city has approved the two projects:

• Liquid Lofts was approved for a height of 866 feet above ground, or 875 feet above sea level. Miami’s Planning and Zoning Department is recommending denial of setbacks needed to build the 76-story tower at 35 SW 1st Street. The tower is proposed to include 482 units and ground floor retail or restaurant space. In July, the Planning, Zoning and Appeals Board deferred a decision until October.
We are floating in space...

80-Story Liquid Lofts Gets Approval From Planning Department

Charles Sieger’s Liquid Lofts is now shovel ready after getting approval from Miami’s Planning Department on July 18.

The developer had requested setback waivers that would allow the tall tower to be built on a small lot at 35 Southwest 1st Street.

Liquid Lofts is proposed to include 482 apartment units.

FAA (US Federal Aviation Administration) approval for an 866 foot | 264 meter building height was granted last year.





^ The property will be directly served by the MetroMover system which connects with Miami's heavy rail Metrorail a couple of blocks away.
