From the render it looks like a party wall given that low-rise retail clutter that abuts it.

Yep, all that is on that side is a lowrise H&M and a Bank. Will probably be redeveloped in a few years anyway.

A few days ago. NIMBY school a few blocks away complained that the building would cast a shadow on their playground a few hours/day so it got chopped.

That a tiny group with only their self interest at play have such a large impact on city building is alarming. The needs of the city should come before the desires of a few noisy people who demand direct sunlight in a big downtown. What about those that want some shade? I guess it boils down to whom ever complains the loudest.

that's not how planning works haha. The residents association asked for it to be a bit shorter, and the developer complied. If the developer wanted that height badly, he wouldn't have just cut it. As is most cases of height loss, its probably more to do with the developer scaling their project back a bit due to market forces and less to do with area residents politely asking for some lost height. This project has seen popular support from the area since day one, this isn't some sort of NIMBY battle.

The One will go to Committee for final approval May 10th. It then goes to council on June 7th for a rubber stamp (most of the time) from council as a whole, and is considered approved. Another month or two for building permits, and this could be under construction by August, if the developer has finances.

Approval unfortunately got delayed a month. Goes sometime in June now.

In other news, demolition is now complete. Leasing of the retail is apparently at 65% and the final contracts are being written up to make it 100%, according to the developer.
