CHICAGO | Tribune Tower Redevelopment | 220m+ | 650ft+ | Pro

The Tribune Considering Redevelopment of Landmark Tower

Quote:
he Tribune Media company is trying to make good on its real estate assets, and in addition to redeveloping some of its property along Chicago Avenue, the company has just announced that it is also considering a major redevelopment of its landmark Tribune Tower on Michigan Avenue. Built in 1925, the 34 story neo-Gothic tower has long been a staple of the Chicago skyline, but Trib execs feel that given its location, more could be done to capitalize on the valuable real estate.

As the Tribune reported yesterday, the tower itself contains 737,000 square feet of space, but the property is zoned to allow up to 2.4 million square feet of space. However, Trib execs have indicated that nothing is going to happen to the tower over night. As far as any alterations to the tower are concerned, the company would need to earn the support of the Commission on Chicago Landmarks before anything could move forward.

Yea if that's what's built that's incredibly lame but that's nothing final.

I don't know what the odds of them using all of the SF but if they do we get ourselves a supertall

After the tons of amazing cancelled projects and the fact that Chicago invented the skyscraper I'd say Chi town is owed at least a few

Tribune Tower is for sale
Robert Channick-Contact Reporter
Chicago Tribune

Quote:
Tribune Tower, the historic Michigan Avenue home of the Chicago Tribune, is for sale.

The building's owner, Tribune Media, announced Thursday that it has hired real estate investment banker Eastdil Secured to explore an outright sale or partnership for redeveloping the 36-story building, which sits on 3 acres along one of Chicago's busiest shopping districts.

"The global renown of this building, its unparalleled location and development potential make this an incredible opportunity and we are expecting a high level of interest from a broad range of private and institutional investors and developers," Murray McQueen, president of Tribune Real Estate, said in a statement.

Tribune Real Estate unveiled conceptual plans last year to redevelop the parcel, potentially tripling Tribune Tower's space with residential, retail and hotel components. The landmarked neo-Gothic building, which houses the Chicago Tribune and other tenants, has 737,000 square feet of space but is zoned for up to 2.4 million square feet.

Built in 1925, Tribune Tower was designed by New York architects Raymond Hood and John Mead Howells, who won a contest held by Chicago Tribune co-publishers Robert R. McCormick and Joseph Patterson to create the newspaper's headquarters.

Named a Chicago landmark in 1989, Tribune Tower itself would likely remain a centerpiece of any redevelopment.

"This property offers 100 linear feet more frontage on Michigan Avenue than Rockefeller Center has on Fifth Avenue in New York City," McQueen said. "We see this as the future site of an exciting retail destination, surrounded by world-class adaptive re-use of the Tower and additional mixed use development."

I thin by the looks of the redevelopment plans for this site, the Tribune Tower is probably going to be renovated. I imagine its interior getting a makeover to modernize the office space inside. And about any new skyscraper next to the Tribune Tower, I also imagine that an existing lowrise portion of the Tribune Tower being demolished to make room for such a new skyscraper (at least according to the render), unless that new skyscraper is built over the sunken pit (?) to the east of the Tribune Tower.

More in depth look at the Tribune sale.

http://www.chicagotribune.com/busine...009-story.html

This part really caught my eye.

Quote:
Just west of Tribune Tower is a much more modern tower with the name 'Trump' emblazoned on it in controversially large letters. Completed in 2009, the gleaming 96-story hotel and condominium development was built on the site of the former Chicago Sun-Times building, a far-from-historic structure that was unceremoniously demolished.

Murphy said the Tribune site has the potential to eclipse Trump's development.

"The advantage that the site of the Tribune has is the fact that it's truly Michigan Avenue retail," Murphy said. "Trump Tower doesn't have the same access that Tribune has. So arguably, from a pure fundamental real estate perspective, it is a superior site when it comes to mixed use."

Oxford capital, and Murphy capital have confirmed interest in the site.

I agree with the location with regards to prime retail space/mixed use, easy access to michigan ave, maybe something big will come out of it.
