I nearly bought a villa here,, It will be fantastic when it is ready.. As the video shows everything is nearly completed.

I'd just check some property websites and they are giving June 2009 now as the handover date.. ?

Are you sure about this, Mantapla? on Alhamra.dk it's claimed, that all Marina buildings should be powered by the end of this year...

I had these ''it will be ready next year'' quotes every year for three years before I got out. Not sure how long it takes to build a power station.. I mean where do they get the power to do the building - a bit like the snow plough story!! I have bought again in the same Emirate, so I have not lost all confidence, I would just like to have the developers involved to be honest and let us know what is really going on even when the news is not always good..

Very fair point about developers needing to be honest. RAK will have to build a power station which will take a while but i think that they are think of having generators to power al hambra by the end of this year. However i am not sure how true this really is!!

Was told by agent that handover will be at the end of the year and this is the 5th time i have been told of delays so maybe mid of 2009 will be when handover takes place.

I could convert an Al Hamra Villa to Solar, Would have to increase the insulation and upgrade the glass in the windows.

Waste Water would require septic tank though...

It would be an interesting project...

Can someone provide the answers to the following:

(1) What are the going prices for a 1b/r apartment in Al-Hamra (Royal Breeze, Golf apartment, Marina apartment etc)
(2) What is the likely rental for a 1b/r apartment.
(3) Is there a demand in Al-Hamra

i am staying temporarly at a rental in al-hamra, the golf apartments, powered by a huge deisel generator. only my building is on the genrator, the rest are already connected to the power grid, including Spinneys and the mall, which happened about a month ago. they said my building will be connected this month. heard the same thing about the finished marina buildings, they will get connected this month.

Hi Glover. I was there for a look in April and although nice it was a ghost town - presumably because of the lack of power. Spinneys had opened a couple of days previous and seemed like a great facility to have close by - and just a couple of km from Al Marjan Island. Is there plenty of business to keep Spinneys going for now until that area starts to get properly populated. As someone resident there for a while how do you see the future for renting - holidays or long term - in RAK? Grateful for any words of wisdom mate.

i have a small villa being built right next to al-hamra (not a freehold area, only for GCC citizens). that's why i moved here a couple of weeks ago to finish it up and get the electricity connected, which should take about 6 weeks now after FEWA's inspector got it checked today and gave the ok.

Spinnys is doing well, though not as busy as the ones in Dubai. and judging from cars in the parking lots, my guess is that the golf buildings are around 25% occupied now, maybe more. rents are considered quite expensive in the local market here. they are comparable to international city.

long term, when they finish the “7-star” hotel and the rest of the project, al-hamra is going to be a nice resort. they are working on phase 3 (the last phase) now. the structure of all the townhouses is finished, and piling for the buildings facing the sea is also done.

it's very quite and peaceful, though i wish there are some bars around here.

the first two marina buildings are powered up by a generator now, and i was told by the guard there that testing is being done to connect it to the power grid soon, but not sure how true this is!

P.S. heard the mall will open within few weeks!

hi, we are also in the same boat having brought offplan marina block at al hamra village we last spoke to gurpreet having given up on omar who assurd us that the generators where installed and the keys could be handed over end off dec 2008. Have tried to contact gurpreet who is unavailable till 23 jan. So we are still awaiting an answer will keep you informed if any news.

Al Hamra Phase 3 Townhouses

Hello Everyone, I am particularly interested in the progress of the Townhouses that look over the 14th Green, (I think very close to the off-license shop). The sales office was unable to tell me for sure what stage construction was at or indeed if it had even been started.

The Villas are pretty much finished, but no electricity, water or sewage until at least 2010.
