Hello 234 Sale and thanks for your welcome to the forum. I follow the news daily and like many find this site a fantastic source of information. Like you suggested, I did read the forum rules, although I'm a little confused to your response to my first posting and wonder if you could clarify as I am asking about construction progress not quite sure how this is investment discussion. Just want to clarify and make things right for any further posts. Thanks

Thanks for acknowledging 234sale, you almost frightened me off - my first posting as well. Perhaps if you remember and you are in the area in Feb, you may want to take special note of the townhouses looking on to the 14th green (next to the off-license) and let me know if there are one or two bricks laid. Any pictures would be fantastic.

Hello Glover, Thanks for posting the pictures, it is great to see the activity is very much continuing. I received information direct from Al Hamra that they are expecting the completion of the whole of phase 3 to be between end of 2009 & 4th quarter of 2010. I have read the golf course is beautiful, even amidst all the construction!! So hopefully this will be the serene, tranquil, escape we hope for.

I can't believe the pics!!! I was there the 22nd of December and this townhouses were just in begining. It's impressive how speedy they are working! I also saw the very beautiful golf court (people were playing!) which is so close to the sea! Bravo!!!

A thread of five pages since 2005?? says it all. I had a place here but so glad I managed to sell it on.. but good luck, how is your mall doing? anything open yet apart from the supermarket?

You are right BEN ! Not many pages about when they will start working or why they ask money from investors without even starting the building like in Pacif project with 31!!! forum pajes and still not a single brick in the project.

Don't start me on Pacific - thats where I put my money when I sold here..

I don't believe that you will lose your money there , but you have to consider it as a long time investment (which is not bad in my opion).

Utilities connection charges

Hi, I have just been informed by AHV that my phase 2 townhouse is ready for handover. However, in their summary of account, there is an additional charge of AED 14,460 for electricity and water connection. This seems a bit steep to me, has anybody else been asked to pay charges like this, and do you know what work exactly is covered by the charge? I can't believe that this is how much FEWA charge to connect to their system, on the other hand if its work carried out by AHV's own contractors for the installation of pipes, wires etc then surely this should have been covered in the cost of the unit?

Grateful for any feedback on anyone else's experiences.

Because Generators are expensive to run, Expect high bills as these require fuel.

I feel sorry for the houses at the end with the constant humm.

This place looks to have life. I sea cars (hammer and classic cars) parked on the streets ,clean roads with palms and flowers and people that look like turists. Good!

don't think this is FEWA (the local power provider) charges. if the bill is coming from Al-Hamra Real Estate, then my guess is that the developer is charging home owners the cost of the diesel generators.

ask them!!

few people have moved in in the first two buildings of the marina apartments. diesel generators. one security guy there said power will be connected December 2009.

also, starbucks is now open in al-hamra mall

Any Landscape Pctures near marina

I have a one bed unit in Block D and I am waiting to hear about handover. Has anybody got pictures of the area in front of the marina buildings where the pool is

I also got the same summary and was wondering what this charge was. If it is the so called "generator charge" we should protest, as we never agreed to buy a propoerty with no power and fund the power generation ourselves.

Please post any info if someone is aware exactly what this FEWA charge is.

Nice photos soennecken and glover, thanks. Any more info and photos on RB1-3 would be appreciated.

Do we know what maintenance charge is per sq ft, and what the insurance costs are? Does the maintenance charge include the upkeep of the Palce Hotel and Golf Course - if it does it would not be fair.

Any ideas what the resale and rental market like right now in RAK.

Maybe people who are living there can upload some short movies for us...
