Revealed: 44-28 Purves Street, Long Island City

There will be a mix of studios, one- and two-bedrooms spread across 31 floors of residential space, topped by a one-bedroom penthouse with a huge private terrace.
The ground floor will have a double-height lobby (apparently featuring some graffiti and street art salvaged from the current vacant lot) and a small retail space for a coffee shop. Typical amenities, like a 75-car parking garage, bike storage, laundry and tenant storage, will also be found on the first floor.

What's up with this stupid habit to make only 1 lvl base and stick tower out of that? There are a lot of projects in NYC that look like that nowadays, this is just silly.

that's a large plot and not a lot of air rights....but if you make the building like a ''sliver'' you can build taller

higher floors is a great feature to have

Why is it silly?

Plus this is a residential building. Looks like the 1st floor roof will have a pool, a bit of grass and other amenities for the residents. How is giving residents a livable place to live "stupid"?

You guys really don't understand what I wrote or just playing? I said clearly 'only one'. This implies that I'm asking why base is not taller, not why it exists.

Residential or not, buildings should have at least 4-5 lvl base in city centre so that they can look good from the street:

I'm pretty sure you're missing his point here. What Hudson11 was trying to say is that the base is gonna serve retail purposes only. Meaning, except the ground floor there's gonna be no windows whatsoever which is gonna create an impression of a 4 story wall. Also, instead of a retail space for small time businesses you'd basically end up with a mall. And that would require additional permits if I'm not mistaken.

The developer wanted to maximize their air rights by putting the residencies as the first priority. By making the base 5 floors they would hardly have any air rights left for the tower. As well as the higher the building the higher the price tag. It's as simple as that.

The key is having retail at street level that preserves the street wall. Levels above street level are irrelevant to urbanist policies. Aesthetically I agree it's a bit strange, but urbanism should properly be agnostic.

there isn't much of a street wall yet to worry about in Long Island City anyway, which is why I was a bit confused about dexter's post. It's mostly sidewalks and low rises in LIC at the moment. It won't have much of a notable center until at least the mid 2020s. Right now its polarized by the East river waterfront and Court Square

What do you mean by 'agnostic'? Urbanism is an art of compromise, with aestethics and scale included. I'm happy that there is at least one story base to continue street retail wall, but It's not enough.

I can understand tho, that urban regulations sometimes follow rapid development, and it seems that this is the case here.
