More details and renderings of the Miami Innovation Tower have been revealed.

SHoP Architects, which was recently named by Fast Company as the most innovative architecture firm in the world (ahead of Zaha Hadid Architects) is designing the project.

In addition to an observation deck, the 633-foot tower will include several restaurants along with retail and studio space. Plans also call for an amphitheater at the base of the tower.

The $200 million observation tower is expected to help draw visitors to Park West, activating an underutilized portion of downtown Miami. The developer anticipates 1.2 million annual visitors, helping to create 700 permanent jobs along with 1,700 construction jobs.

Technicolor Tower of Lights Will Crown a New Silicon Beach

"It's about the idea of investigation, research, knowledge transfer," says Bill Sharples, the principal-in-charge of the project at SHoP. The designers of the Innovation District are "thinking about the commercial growth of Miami," as an almost entirely residential building boom of condo towers accelerates all around them. More affluent residents now means more demand in the tightening office market next.

An array of towers will be linked together by this swiss-cheese-like aerial 'green roof'/amenity deck platform. The centerpiece, of course, is the 'Innovation Tower,' which is not an LED Vegas-style 'Celine at the Coliseum' rectangle in the sky. According to how Sharpies describes the end result, it will be more akin to the Eiffel Tower on a very chill Bastille Day, or maybe a cross between the InterContinental Hotel's LEDs and the Miami Tower's, about 15 blocks south. The 'observation deck' that Curbed skewered is actually an elevated winter garden, and the lighting system is still being designed, but no, it likely won't just be plain old LEDs.

New laws could complicate plans for Miami billboard tower

For years, a law has been on the books in the city of Miami allowing for a “media tower” to broadcast ads and images over Interstate 395 and downtown from the city’s Park West neighborhood.

But now that someone actually wants to build one, elected officials may change the rules.

With the developer of the 633-foot Miami Innovation Tower actively seeking a sign permit from the city, Miami Commissioners on Thursday will consider three pieces of legislation that could delay, complicate and perhaps even derail the project.

One proposal before commissioners would repeal the section of the city’s Miami 21 zoning code allowing for the Park West media tower. That proposal is offered in tandem with a second piece of legislation that administrators say would give them more power over media towers in Park West and Overtown by moving regulatory language into the city’s code of ordinances. (Critics believe it would actually loosen restrictions.)

A third piece of legislation by Miami’s mayor would place a four-month moratorium on media tower permits.

All three proposals would have to be approved twice. Last week, developer Michael Simkins said he doesn’t believe the legislation would apply to his project, which would serve as a profit-generating linchpin for a proposed 10-acre, mixed-use district. Nevertheless, his team still has concerns.

Demolition Underway At Innovation District Site; Developer ‘100% Committed’ To Build

The developer of the proposed Miami Innovation District is preparing to demolish the former Greyhound Bus facility in Park West.

Innovate Development Group CEO Michael Simkins told TNM that work is now underway to remove an FPL Vault on the property, located at 1151 Northwest 1st Avenue. The vault removal will take about two weeks, and all of the buildings on the site will be demolished once completed.

The developer paid $54 million for the Greyhound property in 2014.

Simkins said that the developer is 100% committed to bringing the Miami Innovation District to the 10 acres that his company owns in Park West.
