New York group plans 45-storey City fringe tower

New York hotel group Masterworks Development Corporation, owner of the Club Quarters hotel brand, has lodged plans to build a 45-storey mixed-use office and hotel tower on the City fringe.
The hotel developer has submitted a planning application to Hackney council for a 342,744 sq ft (GEA) KPF-designed tower scheme to replace Bavaria House at 13-14 Appold Street, EC2.

The scheme will comprise a 392-bed business hotel over 135,000 sq ft (NIA) and a further 80,000 sq ft of net offices.

Masterworks Development bought the freehold interest in Bavaria House from German bank Bayern LB in September last year for nearly ú50m. Bayern agreed a sale and one-year leaseback for the 43,000 sq ft office block.

Previously, a feasibility study for the site carried out by EPR architects and DP9 found that it could accommodate a tower scheme of up to 160m.

The proposed scheme will lead to a significant increase in office floorspace on site as well as significantly upgrading the quality of the office.

Masterworks Development Corporation, which formed Appold Broadgate Owners S. ar. L, was founded over twenty years ago, and is a real estate operator, investor and developer focused exclusively on dense city centre locations.

Among over twenty projects completed, MDC has developed four buildings, including St Paul’s, Trafalgar Square, Lincoln Inn Fields and Gracechurch Street in London.

Masterworks created the Club Quarters hotel concept which was founded on the belief that a superior full service hotel product can be provided to businesses and other significant organisations in locations within walking distance to their offices.

Club Quarters uses a model of working with companies who become ‘members’ of the hotels and with whom Club Quarters builds a long-standing relationship. In addition
to the Club Quarters brand, there are plans to create a smaller boutique hotel brand at this site which is open to a broader set of users.

At basement and ground level, there will be a retail unit at the east side and a restaurant at the south west corner activating the frontages.

The proposed office floorspace has been designed to be flexible and to cater for a range of tenants in the tech, media, and financial service industries. A restaurant space with the proposed private and public hotel uses would be provided at ground floor and Basement level. The restaurant would be accessible from Finsbury Market and Earl Street, or from the hotel lobby areas.

Not bad. But I do wish that the architects had gone for something more imaginative and daring rather than the repetitive nearly-all-glass-fašade scheme. It's so old now.
