I have no idea, David, though I'm guessing it'll be around 170m tall.

Indon Property Market Back in Favour

SLOWLY but surely, the Indonesian property market is emerging from
the downturn that followed the 1997 financial crisis and the mothballing
of construction projects. Jakarta property launches are making a
comeback.

Last weekend saw the sales launch of Oakwood Premier Cozmo Jakarta,
with some 250 luxury serviced apartments available for sale. Six units
were booked at the weekend, while another 85 were presold. Developer
PT Cozmo Internasional said a party is negotiating to buy three
floors, or at least 18 units of the property.

Prices start at around $210,000 for a one-bedroom apartment of about
70 square metres, while the average price is $2,974 per square metre.
PT Cozmo said the investments will deliver 'guaranteed returns of 7
per cent net in US dollars in the first two years'. Besides
one-roomers, the development also has two- and three-room units and
penthouses.

PT Cozmo told BT that about 40 per cent of the buyers are
Singaporeans, with some Malaysians, but most are Indonesians.

Oakwood Premier is located in Jakarta's prime Mega Kuningan area,
which analysts have dubbed Jakarta's version of Singapore's Suntec
City, with its high-end hotels, retail outlets and commercial
developments. The area is near the Singapore and Chinese embassies
and the JW Marriott Hotel.

Besides the usual upscale features like gourmet kitchens and health
club facilities, the property even has a helipad on the roof.
Construction should be completed by December 2006, with the building
ready for occupation in the first quarter of 2007.

Of the 250 apartments, 228 will be managed by Oakwood Asia Pacific.
These would be leased. The other 22 units will be owner-occupied.
Based in the US, Oakwood is the world's largest provider of corporate
housing and serviced apartments. It has offices in the US, the UK and
Asia.

According to property analyst Colliers International, 72 apartment
buildings are set to be completed by the end of 2007 in Jakarta. In
addition, there are 19 retail malls in various stages of development.

It is estimated that more than US$2 billion has been invested in
various projects in central Jakarta itself - a marked contrast to the
half-completed buildings and abandoned construction sites following
the financial crisis.

The Indonesian government has forecast that the country's economic
growth could hit 5.5 per cent. The International Monetary Fund was
even more optimistic, predicting growth of 6 to 7 per cent in the
medium term.

Welcome to the forum
Jakarta is in the middle of a transformation at the moment. The first batch of post-crisis projects that were launched in 2002/2003 are just about to be completion around this time and more and more projects have either just started or about to start construction (and new projects are announced on almost on a weekly basis!). I think we'll have a radically different (more dense and 'complete') skyline come 5 years from now..

I would like to introduce myself. I am a new member of this forum. I am glad to join with this. Since my childhood, I liked to see city landscape and high-rise buildings. I never know that finally, my hobby ends up by joining this website. I am glad that there are people who also like to see and stare city panorama.

Cheers,
