DUBLIN | Spencer Place| Approved + Site Prep

Hotel, Office blocks

https://northportdwellersassociation...8/img_1497.jpg

Application went up over the weekend on the site of 1.3ha in the north docklands (right beside the Ballymore/Oxley site and the new Central Bank) for a significant development.

They also propose new streets so they must be all working together on these sites.

Looks like those who thought the building with the "heel" behind the hotel looked odd can rest easy.

[QUOTE=Oriel;126459200]Just a few more of my favourite renders:

Is this the same site that we were all talking about a few days ago? The one that I thought was daft looking?

Yes, that's the one. I actually looked it was interesting looking. Daft but interesting! Reading the application Odlum kindly posted, it doesn't describe that "heel" element so they've likely dropped it.

Thanks Odlum

Kind of glad the "Heel" has been ommitted. I have seen unusual features like that work in the past, but, they can be a bit hit or miss.

Much like the Chequer-board Hotel on Grand Canal Plaza, it looked great in renders but the finish didn't match the illustrations. Its as much about materials used as anything else.

Funny, I think that's one of the best buildings in the entire docklands. Granted that's not saying much.

Oh, it certainly stands out from the crowd but its a pale immitation of what the renders promised, that was my point.

The planning documents for a residential block have been put up. No sign of the documents yet for the main development (presumably Monday). The site is big (bigger than the Ballymore site).

That residential block looks pretty nice. Let's hope the facade is of the same quality as it looks in the render

It's interesting. Looks a bit odd on it's own because it won't be on it's own. Just a pity the other documents for the site were not uploaded today.

I can't believe the documents for this are not up yet. This is the 17th, application was put in on the 5th with decision on 8th of September. We don't even know what it looks like yet! Seriously...

There's a few like this that I'm holding off on for documents to add to the summary list. The intern that puts them up online must be on holidays

Links to the most recent set of weekly planning lists are all broken too. Poor form DCC, poor form...

Thank you for your email. Dublin City Council are out of the office right now, as we are all on the Costa del Sol until early or maybe mid September. Our intern Roisin will handle all duties, queries, roadworks, etc in our absence.

Saludos
DCC

Hahahaha....literally split my sides laughing reading that, thanks buddy.

Having said that, kind of crying inside a little too because I had the misfortune of dealing with some people from the OPW this morning.......

Well, the good news is this does have the "heel" all-be-it somewhat lower than previous design whilst the office block to the east of the hotel apes the Central Bank somewhat. Another large block is positioned behind to the North and the hotel is connected to another new building right behind. It's an interesting design which I have seen. It's a pity DCC don't deem it interesting enough to put up the documents in a timely manner.

Are you able to share the design you've seen? If not no worries!

Unfortunately no. It's just ridiculous that a development so large can not be seen by the public at this stage in the application process. Decision is on the 8th of Sept. Tomorrow is the 18th of August.

That is unacceptable.

I can tell you a little more about the design if you like? I don't have pictures.

Documents are FINALLY up

Photomontages can be viewed here

It's strange, it seems like just another box from the far-away photos but the up close CGIs show some nice angles. I'm torn between loving it and hating, but I think it will grow on me. I LOVE the galleria.

It's not bad as a whole. Materials looks great and there are interesting colours. Still short and boxy though but at least it's high quality and pleasant. The visual assessment document is the best way to look at the pics.

I don't like it and not just because they've used one of my photos of the Guinness storehouse WITHOUT permission or payment. Invoice winging its way to offices of Henry J. Lyons shortly...
