As mentioned, Seoul_Korea has a policy of using CTBUH height calculator to estimate height of buildings with no published heights (as is the case with most residential complexes below 45 floors). I have the same "policy". Yes, we know it's not exact, but is allow for a couple of things :
- Sorting buildings by size according to use (residential, mixed-use, commercial)
- Giving a ballpark figure that is useful for people : a 110-meter building doesn't have the same impact as a 195-meter tower, even though there are both classified Under "highrises in this forum"
- Allowing us to have a rationale for putting a project in Skyscraper / Highrise / General Urban Development, without people and moderators arguing that a building should (for example) be in general urban development rather than highrise.

So please, everybody is working their own way, nobody is trying to "lie". We have our own "methodology", so please respect it.

Selling of units has been pushed back from May to September.

I would still expect foundation work to go on nonetheless for the time being.

In addition to my previous post, here is the new render. The project is now on the first page of Daelim's website, which means that selling of units is imminent (it had been planned for September for the last few months anyway).

I'll post more renders and stuff from the website once the sale of apartments is official

I do like the top of the buildings. It looks fairly fancy. Daelim is known for having the best designs for residential buildings amongst Korean firms (not that the competition is top notch or anything...).

Also, it's time to recognize that the landscape of the city has been changing a lot near the Han river, and will keep doing so. From West to East

In Hapjeong, Mecenapolis and the Mapo Hangang Prugio Towers (about to be completed), Raemian Mapo Wellstream (completed in February), over to the other side on Yeouido, after the completion of IFC (2012) and FKI Tower (2014), Parc1 is expected to resume in october, and things are moving quickly for what may become the tallest residential apartments in Korea (currently "Seoul Apartment", right next to Parc1). Acroriver Haim is starting construction next to Yeouido (only 29 floors but it's on a hill so it should look tall). In Yongsan, Raemian Caelitus (also known as Ichon Rex) was completed last year and is the tallest building North of the Han river. Back to Banpo, we have Acroriver Park and Raemian Sinbanpo Palace completed over the summer, and Acroriver View and Raemian Sinbanpo 18&24 starting construction... Then back across the river, after the landmark Galleria Foret, Trimage will be a new residential landmark. The Buyeong and Daelim projects next to Seoul Forest could also restart soon. Then we have the Hyundai Global Business Center which will tower over the city and be close to the river... and of couse Lotte World Tower.

And that's far from finished. Residential buildings in Banpo are all about to be rebuilt, and so will be the ones in Apgujeong (probably a few more years down the road). Things are starting to move in Yeouido as well, and Ichon will at some point be reconstructed. And the of course we have Jamsil's 5th lot which could be the largest and maybe most luxurious reconstruction project in all of Korea. Exciting times ahead.

Agreed; these look a magnitude better than the preliminary render. I hope that people "reward" Daelim for its better designs by making their units more popular, and thus push other developers to improve their own to compete.

Yes, Daelim has a reputation of putting good products on the market, at least regarding architectural design. The most popular brand remains Raemian, because it's a Samsung brand, and probably because it has other qualities (maintenance, services, safety, interior...), but I know that Daelim is usually fairly highly regarded. Also, regarding this very project, I've read that it's expected to beat some records regarding the price of new units. I don't know which record exactly (per square meter, per unit, average, median?...) but it will be one of the complex with the highest price point anyway, so that's probably in a way a testimony of the Daelim brand's value. Of course the price will also be dictated by other factors as well such as location, but still...


Oh yes, my bad, for the "Seoul Apartments", I meant tallest in Seoul and not Korea. There's no chance it overtakes Haeundae LCT The Sharp (411 meters), little chance it overtakes the current record holder in Busan, Haeundae We've The Zenith (300 meters), but I think it has good chances of topping Samsung Tower Palace in Gangnam (264 meters). The construction is still in its preparatory phase, but they're targeting 70 floors or so. So 70 floors + awesome location that commands good design (hence higher average floor height), would probably mean something in the 260-300 meter range. Of course they may still back-pedal and come back a few months from now with an uninspired 40-floor design, but if it's as they say, it will probably top Tower Palace.
