Bad disco dancing and ballroom moves will be consigned to history if a well-known Newcastle dance hall is flattened to make way for student flats. Bold plans to build three new blocks for 305 students at New Bridge Street have been submitted to the City Council. Developers want to knock down the Liquid/Envy Nightclub, which at one point was home to the Oxford Galleries ballroom and later hosted clubs Tiffany’s, Ikon, Envy, Studio 49 and Diva and create seven, nine and 11-storey towers in its place. There would also be space for shops and the Grade II listed John Dobson’s House could house a restaurant and cafe bar. The Oxford Gallery portico would be also refurbished under plans handed over by London-based company Magnetic Limited.

The proposal aims to create a student residential and retail development providing 305 individual bedrooms within 50 shared cluster apartments and approximately 1500 m² of retail and restaurant/bar/café use.

Part of the development will aim to refurbish the Grade II* listed Dobson House and The Oxford Galleries entrance portico, which lie at the front of the site, and create a new podium level of retail accommodation accessed along Oxford Street with three individual student residential accommodation blocks above, of 7, 9 and 11 stories.

Further retail accommodation will be provided within a basement story

IMO, this is positively GLORIOUS vs what's currently there.

Aldo, didn't the council buy the block next door? Was that just to secure it for businesses, or for redevelopment?

Just need the Premier Inn/Forte building sorted out, and it's all on the up...
Is this the start of the demise of Newcastle night clubs?

While it is better than what is there at the moment in an ideal world it would be rejected. I'd prefer to see it, the premier inn, NBS and the dingy walkways all demolished and a public square created together with a new pedestrian route over to Manors.

Realistically, none of that will happen and this scheme will be waved through.

Architect Peter Nugent, from Ainsworth Spark Associates, said the flats would be for students from both Northumbria University and Newcastle University and had potential to revitalise the area.

He said: “Hopefully everyone feel that it’s an improvement. It’s the loss of a nightclub that some people will be pleased about and some won’t be.

“John Dobson’s House itself would become a coffee bar and restaurant.”

The student blocks would sit behind 19th Century architect John Dobson’s house which he designed for himself in 1823. He lived there until 1865 and by 1911 the building was recorded as ‘Donnelley’s lodging house’.

In 1921 plans were submitted to demolish the house and replace it with The Oxford dance hall and billiard saloon, however by 1924 when building work started on a large extension the house remained untouched.

The Oxford Galleries then took off as one of the most popular dance halls in Newcastle with its heyday in the 1950s.

By 1983 it was listed as Tiffany’s nightclub before changing to Studio 49 in 1988, Ikon and Envy in 1994, Ikon and Diva in 2002, Ikon and Evny in 2006 until its current guise as Liquid Envy - a popular students club. So far 28 comments on the plans have been submitted to Newcastle City Council, among them concerns raised by the Newcastle Council for Voluntary Service, which is based at nearby Higham House.

In a comment to the council, they said: “The scale and design of the student accommodation is not in line with the nearby buildings.”

Another major worry was the potential noise and disturbance.

The project is expected to go before Newcastle City Council’s planning committee in March.

Can't believe they're knocking down Oxford Ballrooms/Tiffanys/Studio/Ikon/Liquid (delete until left with what you prefer). Is the club no longer commercially viable? Where are people going if not here, the godawful Bigg Market and Blu Bambu? :eek:hno:

Even though it would be good to have Dobson's House singled out and made a focus like that I'll be sorry to see the club go. Is it still open? Any idea when they're going to start demolishing it?

I got in contact with Liquid re their closure and the new student development and I got this reply by email today, hope they don't mind my sharing this:

"The building has had a planning application in place for a few years and it
has only just reached the planning committee. This is simply to increase the
value of the property. The business owner has no intention of changing the
venue in the near or distant future."

As far as I know, Bambu (they lost the Blu about a year or 2 ago) have been closed for a few months. So basically Digital and Riverside if Liquid were to close.

I also agree, why would it help the property value if they intend to keep it as a club, even if they were to sell it with the planning permission. However, I'm more worried about them stripping John Dobson's House (Envy) as the detailing on the top of the first floor, lip (no idea what that would be called, as I'm guessing that was the top of the building at one point) of the building is quite attractive.

The Grade Listing Text describes it as honeysuckle frieze.

Amongst the documents accompanying the Planning Application is a letter from English Heritage questioning the proposed method of stripping back the paintwork to the front of Dobson's house and requesting more information before they could support the application.

From romances, skinhead nights to tea dances – a historic dancehall’s potential demise has brought Chronicle readers out in force.

Hundreds of you left comments to tell us your treasured memories of the building that houses the Liquid/Envy nightclub on New Bridge Street in Newcastle, which could now be transformed into student flats.

Plans have been submitted to the city council by a London property developer to build 50 flats for 305 students in three separate tower blocks.

The Oxford Galleries portico would be refurbished and the Grade II listed John Dobson’s House would be transformed into a restaurant as part of the plans.

And the outcry at yet more student accommodation filled the Chronicle’s Facebook page, with over 300 comments within days.

Others chose to share memories of bygone night’s out that clubbers believe gave Newcastle its “party city” label.

Louise Richardson wrote: “That’s really sad. My mam met my dad there at the Oxford Galleries about 60 years ago when it used to be a tea dance. I used to go when it was Tiffany’s. What a shame. A wonderful bit of Newcastle.”

Karen Lloyd Herrera commented that it would be a great loss to see another clubbing institution shut down for good.

She said: “I remember going there when it was the Ritzy, and family members used to go there when it was the Oxford Ballroom. Newcastle has been voted one of the best party cities – leave the bars and clubs alone!”

Chronicle reader Sheila Hood wrote on the Facebook page that her teenage nights out were spent at the club wearing a stay-pressed Crombie shirt dancing to Desmond Dekker.

Others said the space could be better used to create rent controlled housing for working people rather than student accommodation, while others said it was important to retain the Georgian architectural character of the area.

Ridiculous article. Many of the comments are saying it should stay open because people once went there. When was the last time they visited?
Yes agreed, although for those folks who knew it as a dance hall, I don't think they would welcome the type of music played there these days.

I met my wife there when it was Tiffany's, back in the early 1970's, but never did go back and that was the only occasion that I was in the place.

Newcastle nightclub to be demolished for student housing

A Newcastle city centre nightclub will be demolished and replaced with accommodation for more than 300 students.

The city council has given the go-ahead for Liquid and Envy nightclub, which occupies a 21,000sq ft site on New Bridge Street West, to be razed with three separate seven, nine and 11-storey blocks containing 50 apartments to be erected.

London-based estate agent Magnetic owns the site and the Grade II-listed Dobson House, which lies in front of it, will be refurbished and restored, along with the Oxford Galleries portico.

As well as student housing, the designs also include 16,145 sq ft space available for a retail unit and a café.

To be honest I wouldn't be bothered if we saw other developments not related to students. It is either student accommodation or a hotel. No retail, no offices for people to work in. These student digs are also of poor construction. All a bit sad really and there won't be much else in Newcastle city centre but student flats and hotels.

I don't understand why a student development like this has to go here when there are plenty of gap sites around plus a huge ex Royal Mail building right next to the Central standing empty!

Also why can't they build around the club, what a bonus it would be to have a club on your ground floor?

I assume that the owners want out of the club and to maximise revenue by selling the site. I also suspect NCC would be twitchy about planning for residential with a club on the ground floor.

Like someone has said elsewhere aren't student numbers dropping? Aren't more students turning to online courses? What will happen to these hastily built developments then? Sounds like another bubble about to burst.

Oh see postings above. That's another reason that they'd not want a club on the ground floor.

With a club in the building you'd have great difficulty letting to anyone other than students whereas without many of these properties [inc' 'Liquid'] have a second use as key worker accommodation when the bubble bursts.

That means that when the student market flatlines it would be difficult to market to anyone else as the club operator would be very difficult to shift.

Liquid/Envy Nightclub in Newcastle to be demolished for student flats

Bad disco dancing and ballroom moves will be consigned to history if a well-known Newcastle dance hall is flattened to make way for student flats.

Bold plans to build three new blocks for 305 students at New Bridge Street have been submitted to Newcastle City Council.

Developers want to knock down the Liquid/Envy Nightclub, which at one point was home to the Oxford Galleries ballroom and later hosted clubs Tiffany’s, Ikon, Envy, Studio 49 and Diva and create seven, nine and 11-storey towers in its place.

There would also be space for shops and the Grade II listed John Dobson’s House could house a restaurant and cafe bar. The Oxford Gallery portico would be also refurbished under plans handed over by London-based company Magnetic Limited.

Architect Peter Nugent, from Ainsworth Spark Associates, said the flats would be for students from both Northumbria University and Newcastle University and had potential to revitalise the area.

He said: “Hopefully everyone feel that it’s an improvement. It’s the loss of a nightclub that some people will be pleased about and some won’t be.

“John Dobson’s House itself would become a coffee bar and restaurant.”

The student blocks would sit behind 19th Century architect John Dobson’s house which he designed for himself in 1823. He lived there until 1865 and by 1911 the building was recorded as ‘Donnelley’s lodging house’.

In 1921 plans were submitted to demolish the house and replace it with The Oxford dance hall and billiard saloon, however by 1924 when building work started on a large extension the house remained untouched.

The Oxford Galleries then took off as one of the most popular dance halls in Newcastle with its heyday in the 1950s.

By 1983 it was listed as Tiffany’s nightclub before changing to Studio 49 in 1988, Ikon and Envy in 1994, Ikon and Diva in 2002, Ikon and Evny in 2006 until its current guise as Liquid Envy - a popular students club. So far 28 comments on the plans have been submitted to Newcastle City Council, among them concerns raised by the Newcastle Council for Voluntary Service, which is based at nearby Higham House.

In a comment to the council, they said: “The scale and design of the student accommodation is not in line with the nearby buildings.”

Another major worry was the potential noise and disturbance.

The project is expected to go before Newcastle City Council’s planning committee in March.
Can't believe they're knocking down Oxford Ballrooms/Tiffanys/Studio/Ikon/Liquid (delete until left with what you prefer). Is the club no longer commercially viable? Where are people going if not here, the godawful Bigg Market and Blu Bambu? :eek:hno:

Even though it would be good to have Dobson's House singled out and made a focus like that I'll be sorry to see the club go. Is it still open? Any idea when they're going to start demolishing it?

The design is generally based on the massing of the planning approved scheme ref: 2014/0001/01/DET. The blocks have since been developed to create a more efficient layout, to maximise student beds and allow for ground floor student amenity space. The design follows a contemporary architectural language which responds sensitively to Dobson House, whilst forming a focal point for further development in the area.
