how tall is this area of Downtown zoned for? Gensler's design for 888 Second Avenue was 1200'/366m tall. I don't remember its floor count, but this tower could be significantly taller.

This is in our unlimited zone. And FAR restrictions don't apply to residential. FAA will be only limiting factor.

Early Design Guidance meeting will be November 17th and LMN has confirmed that they are working with the FAA to clear the height of their proposal.

Fixed. There was only one. And technically it was never proposed as a supertall. That mad merely an architectural concept but the developer went with a different firm.

Seems pretty good to me.

The immediate vicinity is dominated by offices, including a couple sizeable towers under construction. I bet demand is huge for housing right next door. How many single/couple professionals are working 60-80 hours a week and want to skip the commute entirely?

Mixing hotel and residential means all sorts of synergies. While most residents won't have cars (the 750 spaces would cover the 1,200 units plus the hotel and offices), those who do will probably have a 24/7 valet. They can probably order room service and maid service, and use what should be a great workout room.

Between hotel services and views, rents should be high. That'll be important because the construction cost will be very high per square foot. The land price was huge at $1,700/sf, but on a per-unit and per-usable-sf basis it's not very high.

They're negotiating with the FAA, and they face tough City design review. But they're not going for an alley vacation or any huge variances, so there's less stuff that political opponents can grab onto. They'll have to pay many tens of millions in height bonus fees and sales taxes, so if the City is smart (we can always hope) that should be an incentive. But of course we live in a city where much of the political opinion thinks that this sort of project is a burden, not a boost.

We should really skip the fees and give them a tax abatement instead...for turning a large percentage of the 1,200 households from commuters into pedestrians for starters, and helping a daytime-dominated neighborhood be more balanced.
