Is there some special regulation in Korea about mixed-use zoning? I'm amazed that a development like this in a place like this doesn't have some kind of retail podium

I'm not sure I fully understand what you meant. Do you wonder if it is possible to take down areas that are at least partly commercial and turn them into all residential buildings ?

If that's the case, I don't really know... sorry. I have seen a few city zoning maps, but beyond that, I don't really know. Also, on this complex, there might be some commercial space. Next to the main three towers, there seems to be two smaller (3 floors or so) buildings, so there might be commercial activity. But again, don't take my words for granted

No. What I meant was that in a lot of similar types of proposals in other countries--low, mid, and high-rise residential developments--there's a multistory podium at street level in order to engage the surrounding neighborhood and present some more rental income opportunities for the owner.

However, in most developments in South Korea, most of these types of developments are just towers straight down to the ground, isolated from the surrounding area by grassy areas. I'm not sure if there's some legal reason for it or if it's just a matter of doing things as cheaply as feasible. Particularly in such a dense area as the area around Busanjin Station, it seems like it'd be a great opportunity for street-level activation through a podium structure.
