Extell Submits Pre-Filings For 57-Story Mixed-Use Tower At 138 Willoughby Street, DoBro

Over the summer, Extell Development struck a deal to lease City Point’s phase three development site, located on the northern end of the block at 138 Willoughby Street, in Downtown Brooklyn. Yesterday, SLCE Architects pre-filed for Extell’s planned tower, which will rise 57 stories above street level. The documents are not complete, but the initial filing reveals that the project will include both residential and commercial space, as expected. The deal requires the developer to build a four-story, 65,000 square-foot retail base. The tower will rise 692 feet in height, although it’s not clear if that figure includes any structural rooftop elements. The planned residential units should number in the hundreds, and that will be among the details clarified when SLCE completes the new building applications.

First Look at Extell's 57-Story Tower For Downtown Brooklyn

On Wednesday night, Extell revealed its 57-story, 692-foot City Point tower to Brooklyn Community Board 2 (h/t Brooklyn Paper). When the tower was first announced, it was poised to become the tallest in the borough. But that's all changed now that JDS has come along with plans for a development that's nearly twice its height. Extell's tower is still in the approvals process, so the renderings may not reflect its final design. A rep for Extell says the company is still deciding whether the building's 500 apartments will be rentals or condos, but they're leaning towards the latter.

The white tower will have its own built-in exterior cleaning device—a feature that Extell has come to include in more and more of its developments. Construction on the tower is poised to begin in 2017 and wrap up in 2019.

There was never an official height to go by, but it had the potential of going quite tall, still is for Brooklyn. It will be surpassed only by 340 Flatbush.

Revealed: 138 Willoughby Street, Extell’s 59-Story Tower for City Point

Last summer, the Times reported that Extell had acquired the third and final piece of City Point, a sprawling mixed-use development in Downtown Brooklyn. The developer rolled out initial renderings for their 59-story tower at 138 Willoughby Street in January, and now we have a better look at what will eventually be one of Brooklyn’s tallest towers.

We spotted the image in a presentation for potential foreign investors, and it comes with a slew of interesting details on the development. Extell hopes to build 450 condos on top of a four-story, 68,000-square-foot retail base. The residential portion would fill 466,000 square feet.

The skyscraper is expected to rise 692 feet at the corner of Flatbush Avenue and Willoughby Street, according to plans filed in December.

The firm led by Gary Barnett expects to net $838 million from the condo sales and roughly $33 million from the ground floor retail. Overall, the project is expected to cost a whopping $574 million.

Kohn Pedersen Fox will design the bright white building, which will have built-in automatic window cleaners – just like Extell’s supertall One57 condo tower next to Central Park.

Should turn out nice with KPF as the architect. Only disappointing thing is that the height adds to the Downtown Brooklyn plateau instead of breaking it.

the way this area of Brooklyn keeps growing the skyline will merge with lower manhattan when viewed from the bay.
