Another luxury condo high rise will begin construction in downtown Miami later this year.

Riverwalk East Development, LLC plans to begin construction on the tower at the former Epic West site in the fall of 2016, representatives told the Miami River Commission last month. The company is controlled by the Coto family, owners of a supermarket chain in Argentina.

The Cotos paid a record $125 million for the 1.25-acre site at 300 Biscayne Boulevard Way in 2014. A 609-foot tower with 596 units called Epic West was once approved for the property in 2004, but new regulations permit a taller height and higher unit density.

The developers are asking for permission to open a sales center at the site with a temporary river walk (the previous owner of the property violated zoning rules by failing to demolish the former Epic sales center to build a required river walk.) The sales center will be demolished in December 2018, with the completion of the tower.

Revealed: 70-Story Lighthouse Tower At Mouth Of Miami River

The 817-foot tower is proposed to include 384 residential units and 561 parking spaces. It will be built at 300 Biscayne Boulevard Way, on the former Epic East site.

Condo units will be expensive and luxurious, with features such as private elevators. The company, which is controlled by Argentina’s Cotto family, paid a record $125 million for the 1.25-acre property last year – equating to an average land cost of $326,000 for each of the proposed 384 units (or $115 per foot of proposed residential F.A.R.).

Plans show a lighthouse on the 70th floor. Amenities, including a spa and pool deck, will span level 53 through 55, with penthouse units above. Revuelta Architecture and Argentina’s Bodas Miani Anger are the architects.
