Whilst I agree with you, that imagery is more than a little misleading...

Not sure you will get any daylight with the tower to the front and the carpark building all but overhanging to the otherside..

Don't really think that that's all that important, basically no sun into Fort Lane either.

well if you don't care what renders vs reality are like then fair enough.

not saying dark and dingy cant be cool.. see imperial lane.. more that the blue skies shedding huge quantities of light into a space vs what will be the reality will amount to a vastly different feel..

again huge improvement and will also add to the locality

Snickel Lane! Very immature of me, but I can't stop snig.gering* every time I read that - sounds exactly like a Dutch word for, well, roughly translated, "willy".

At first glance a nice addition; isn't this exactly one of the intended outcomes of council investment into the street network around here!

* SSC tried to make my post look even more immature by automatically changing snig.gering into s******ing.

Any idea what the 'companion retail' is? Facing/opening onto Fort Lane? (one of the 'food' bubbles too...)

At the moment esquires extends all the way to fort lane so that's proposing to shrink esquires and make use of that garage space?

/Edit

Also, damnit, whoever owns Queens Arcade better be making plans to bust a hole in a wall - one less shop is surely worth the connection to fort lane at this point?

'cept its not....

At best this is an arcade, and at worst a closed in passage, and I'm betting its not open 24/7

The thing that screams out is the half flight of stairs at one end, given the major construction they are doing, surely it would have been possible to simply slope the floor over the distance to make it fully accessible ......

I'm guessing the owners think its accepable that non-mobile customers from Fort street have to go all the way round to Commerce (or maybe custsoms if they allow the shown interconnecting door to be open)..to access the stores in this place,

Unfortunately, no interconnecting door in the current plan. Although their images seem to vary a lot
