DURBAN | Durban Iconic Tower | 370m | 1214ft | 88 fl | Pro

This is new tower proposal for Durban, South Africa which would be the tallest in Africa and the Southern Hemisphere based on the developers claims.

It will be mixed use of Residential, Retail, Commercial, Hotel and Parking structures right next to the equally iconic Moses Mabhida Stadium that will host the 2022 Commonwealth Games.

It is at very early stages, but has been presented by the developers to the city council last week. It seems very ambitious and one we are not certain will eventually materialise, but one that would be transformational if built.

based on local knowledge it appears it has been something in the pipeline for over two years of planning so far. We saw an initial render in Jan 2014 that we then thought was a pipedream.

However, the fact that they have been planning and driving this for 2 more years shows some conviction behind it.

It was presented to the city council last week and now will be going through the formal channels. I think that was done to get political buy in to the project as they are proposing it for city owned land that is currently leased to other people. What is also interesting to see is they have had discussions with the leaseholder (the Durban Country Club) and it seems there is buy in from them for this to happen.

It will take over land that is currently their tennis courts, parking lots and a large under utilised site that houses the Natal Mounted Rifles association. That is an old building that was the cities original airport back in the 1920s, so getting permission to demolish it will be a major challenge - incorporating it into the scheme would be a challenge.

The next concern is who will occupy all the space in the building, what the balance of residential to hotel to commercial there will be?

Personally see many roadblocks ahead, but it does seem conviction by the developer to push through. interesting one to watch.
