The site subject to this application sits immediately to the west of Stoddart Street, Newcastle upon Tyne. The site covers an area of 0.3ha, and is currently occupied by small scale commercial warehouse use including a tool hire outlet, decorating supplies unit and fire safety equipment supplier. The site is principally accessed via Field Close, a non-adopted highway which runs from Clarence Street and terminates immediately before Stoddart Street. The site slopes by approximately 2.6 metres from Clarence Street to Stoddart Street, with Clarence Street at the higher elevation.
