Gemolab buys Tel Aviv’s Hashoftim lot for $18.5m

The lot is zoned for construction of a 21-storey luxury high-rise with 76 apartments.

Sources inform ''Globes'' that Gemolab Real Estate has bought the Hashoftim parking lot at the corner of Ibn Gvirol St. and Shaul Hamelekh St. from Ashdar Building Co. Ltd. and Sahar Development & Investments Ltd. (TASE:SAIN-M) for $18.5 million.

Gemolab is heading a consortium of 76 investors, equal to the number of apartments to be built on the site. It will soon choose a contractor by tender for the luxury residential project. The lot is zoned for construction of a 21-storey high-rise with 76 apartments of 120-220-sq.m. each.

The Tel Aviv Regional Planning and Building Board has approved for deposit a plan for rehabilitating the Hiriya garbage dump. The plan aims at rehabilitating the Hiriya’s environment and vistas to turn it into the heart of the Ayalon Park for the residents of metropolitan Tel Aviv.

The Hiriya Plan was designed by landscape architect Peter Latz, who won an international competition for the project. Under the plan, the Ayalon River and Shapirim River will be diverted to enable a safe and stable rehabilitation of the garbage mountain. There will public parking for visitors to the Ayalon Park, providing access from the outset of its development.

The Hiriya plan will provide public access paths for climbing the garbage mountain. The paths will cross the rivers surrounding the Hiriya garbage mountain, the top of which will provide a panoramic view of Tel Aviv.

egged tower was zoned for 360 meters, then reduced and reduced until it became two 18 floor towers.
Then they privatized their real estate company so it was totally scrapped, but the lot is still zoned for a 60 storey tower.

other companies "rumored" to build that high could be arison investments (hapoalim bank), yediot ahronot (israel's largest newspaper) and others

So pretty much what is happening is that the zone is not gonna have 2 towers in the end and there is room to make a 60 storey tower still....

what will happen? :P

Dankner Investments buys Bezalel market for $6m

The Tel Aviv municipality’s minimum bid in its fourth tender for the site was $5.5 million.

Sources inform ''Globes'' that that Dankner Investments Ltd. won a Tel Aviv municipality tender for the Bezalel market for $6 million. This was the municipality’s fourth tender for the site. Ocif Investments and Development Ltd. (TASE:OCIF) placed second, with a bid of $5.9 million.

The Tel Aviv municipality’s minimum price for the 1.35-dunam (0.375-acre) Bezalel market site was NIS 25 million, or $5.5 million. The lot is zoned for 125 apartments, plus commercial and public space.

The Urban Building Plan (UBP) for the site permits the construction of two residential buildings and accompanying service areas with a total space of 12,800 sq.m. The contractor will also build public spaces and a kindergarten at his own expense. A cinema in the basement can be converted to commercial space after paying betterment tax. The complex will also have 200 underground public parking spaces adjacent to parking for the residents.

The Tel Aviv municipality will lease the site for 99 years. The winner of the tender must build the project within three and a half years, and provide a NIS 8 million performance guarantee.

Ocif buys Zameret Park lot for $20m

The company will build a residential high-rise adjacent to the YOO project and Manhattan Tower in the luxury north Tel Aviv neighborhood.

On Friday, Ocif Investments and Development Ltd. (TASE:OCIF) bought a seven-dunam (1.75-acre) lot from private parties in Tel Aviv’s Zameret Park for $20 million. The lot is zoned for a high-rise with 127 apartments. The lot is adjacent to Habas HZ Investments Ltd.’s (TASE: HABS) YOO project and BSR Engineering and Development Ltd.’s Manhattan Tower.

The Yaski & Partners architecture firm, which designed both the YOO project and Manhattan Tower, is designing the Ocif project.

In other transactions, a private party sold a lot in Zameret Park to a group of buyers organized by Canada-Israel Development Corp. for $21 million, or $140,000 per land per apartment. In addition, Habas, which owns land zoned for 550 apartments in the project, bought another lot, zoned for 130 apartments. Gazit-Globe Ltd. (TASE:GLOB) recently bought the neighborhood commercial center.

OMG! This is awesome. TA has Middle East's skyline number 2!!! But Dubai isn't that much better, just a little better. There is still one tower inside the Mediterranean Sea missing.
