Arenson wins tender to build 40-story skyscraper

Arenson will build the skeleton of the Horizon Tower, Israel’s first skyscraper for high-tech.

A. Arenson Ltd. has won the Atidim High Tech Industries Co. Ltd tender to be the chief contractor for the construction of a 40-storey Horizon Tower in the Kiryat Atidim high-tech park in Tel Aviv. As “Globes’ first reported, the Tel Aviv municipality and Tel Aviv University, which jointly own Atidim in equal shares, published the tender for the building in June. Eight contractors participated in the tender.

Arenson will be paid NIS 80 million to build the building’s shell. The 65,000 square meter Horizon Tower will be the first skyscraper of its kind for high-tech. The tender also includes completing the finishing on the 3,900-sq.m. upper and lower lobbies, which were built three years ago, and completing the finishing on the 1,300-space 50,000-sq.m. underground parking garage.

Construction of the Horizon Tower’s commercial and parking floors began in 2001, but halted when the high-tech bubble burst causing an over-supply of office space. Atidim decided to resume construction following the revival of the office market. The Horizon Tower will increase available space in Kiryat Atidim by more than 50%.

Kiryat Atidim currently has 130,000 sq.m. of space, including parking, an energy center, and commercial center that includes shops, restaurants, cafes, a bank, post office, and kindergarten.

Motorola Israel to move to Airport City

Airport City will build a 48,000 square meter complex for the company and its subsidiaries.

Motorola Israel Ltd. is moving most of its offices, including those of subsidiary MIRS Communications Ltd., to Airport City, near Ben Gurion Airport. Airport City Ltd. (TASE:ARPT) will build 48,000-square meter complex, plus parking and commercial space, for Motorola Israel over the next three years, to which Motorola Israel will move its 3,500 employees.

Airport City will provide the buildings in shell condition. Motorola Israel will occupy 38,000 sq.m. of the new complex and MIRS will occupy 10,000 sq.m., under leases for 24 years and 11 months, with an exit option after ten years. Rent will total NIS 33.2 million a year.

Motorola Israel has been headquartered on Kremenetski Street in Tel Aviv since it was founded in 1964. The company has an option to require Airport City to buy this property.

Motorola Israel general manager Elisha Yanay said, “Motorola Israel was the first company Motorola founded outside the US. This agreement again underscores the value that Motorola places on the achievements of its Israeli subsidiary. This is an award and a commitment by Motorola in Motorola Israel for the future.”

Airport City is controlled by JOEL Jerusalem Oil Exploration Ltd. (TASE: JOEL) and Equital Ltd. (TASE:EQTL).

Airport City covers 750 dunam (187.5 acres). The contract with Motorola Israel increases its leased space to 265,000 square meters out of a potential of 400,000 square meters of leasable space. Companies located at the high-tech currently employ 10,000 persons, which is expected to double in the coming years.

This forty story residential tower, located at the heart of Tel-Aviv, is the first of it's kind in Israel, being designed as a green building with environmentally friendly approach and as an energy efficient project.
The building was designed in the architectural spirit of the Bauhaus of the 1930s and 1940s, continuing the existing Dizengoff Street Typical Façade.
The project will contain high class apartments as well as services amenities.
