Lawyers and accountants to build new Tel Aviv tower

A group of professionals have bought land for the project.

A group of lawyers, accountants, and high-tech entrepreneurs have banded together to buy land for a 20-storey office building in Tel Aviv from A.A. Holdings Ltd., which had the rights to the land.

The 3.14-dunam (0.8-acre) lot at the corner of Rival St., Yad Kapaim St., and Yad Harutzim St. was purchased for $10.5 million, and is now in the advanced planning and zoning procedures at the Tel Aviv municipality. The lot is occupied by an old building slated for demolition, which will probably take place in a few months.

The group of professionals plan to develop the site themselves, building an 8,000-square meter office building that will be subdivided in advance among the members of the group. Adv. Yitzhak Hajaj and Adv. Nadav Avramovich represent the group.

Coast Protection c'tee decides on TA's Ambassador Tower

The Tel Aviv Local Planning Commission had previously approved the hotel and residential seafront project.

The Committee for the Preservation of the Coastal Environment at the Ministry of the Interior has approved the Ambassador Tower project on Tel Aviv's seashore, but with a caveat: the building may only operate as a hotel, and not for residences. The Coastal Protection Committee's decision reverses the Tel Aviv Local Planning and Building Commission's approval of the project. The developers, Sabona Ltd., owned by Abulafia family of Jaffa, had planned a 120-room hotel and 52-apartment complex in a 25-storey high rise on the south Tel Aviv site.

The Coastal Protection Committee said that the National Outline Plan for the Mediterranean Coast stipulated that the area west of Hayarkon St., where the lot in located, is slated solely for recreational use, and not for residences. The Ministry of Tourism says that Tel Aviv suffers from a severe shortage of hotel rooms, which is expected to worsen as Israel's security situation improves.

The Tel Aviv Local Planning and Building Commission has approved the 93-apartment Jerusalem Hotel project in Jaffa. The project includes both preservation of the existing building and new construction. The project, located north of Jaffa's Clock Tower Square, includes four or five 5-8-storey buildings, some new and some of historic value slated for preservation.

One of the project's buildings is the Jerusalem Hotel, the three-floor eastern wing which is slated for preservation, while the western wing will be demolished and rebuilt with five floors. The Norton House, previously occupied by a restaurant, is also slated for preservation.

Tel Aviv Local Planning and Building Commission chairman Doron Sapir said, "The area is currently in a state of neglect in terms of infrastructure, and the buildings are in disrepair and even dangerous. The concept underpinning the redevelopment is to both preserve the site and turn into in a pearl in Jaffa's outskirts. The project is part of the development plan of the neighborhood's public space.
