Affordable housing in Ramat Aviv vacate-and-build plan

The Tel Aviv Local Planning and Building Commission has approved a vacate and build proposal put forward by residents on Recanati Street in Ramat Aviv Gimel. The proposal calls for the demolition of three buildings in poor condition. The residents have been seeking approval for the proposal for two years.

The commission looked at several alternatives and after discussing the issue, it was decided that the buildings to be built in place of those torn down would have 2.5 times the number of apartments, meaning a total of 240.

A further 66 units classed as "affordable housing" will also be built. These will be rental properties whose rent will be significantly lower than the going market rates, and will be set by the Tel Aviv city council under a special mechanism. The apartments will be earmarked for young people, students or others who cannot afford ordinary housing.

Announcing the decision, Tel Aviv Planning and Building Commission chairman Doron Sapir stressed that the approval of the vacate-build proposal was not unconditional. "The message we want to give here is that tenants must maintain the fitness and physical state of the buildings they live in. They should not let their buildings fall into neglect with the aim of getting the commission to grant permission to demolish them and then rebuild. This solution will only be approved in exceptional cases."

Sapir added that the proposal was the first to include an undertaking to build affordable housing.

Is that freaking' what you may call it........
that tower, that was supposed to be the biggest in Tel Aviv and ended up being cut down dramatically? 65 floors? I forget the name of the company..something with A.R Real Estate?

Delek Real Estate buys Tel Aviv and Haifa properties

The company plans to build an office building in Tel Aviv and bought a residential and commercial complex in Haifa.

Delek Real Estate Ltd. (TASE: DLKR) has made two land purchases, one in Tel Aviv and the other in Haifa.

In Tel Aviv, Delek Real Estate subsidiary Vitania Ltd. (of which it owns 50%) and the subsidiary of sister company Delek Automotive Systems Ltd. (TASE: DLEA), DMR Properties (1995) Ltd., bought a five dunam (1.25-acre) lot on Hamasger Street in Tel Aviv for NIS 64 million. Vitania and DMR will own the lot in equal shares. The lot is zoned for an 18,000-square meter gross space office building. The companies plan to demolish the buildings occupying the site and build the office building. Delek Auto's board has authorized DMR to extend to Vitania a NIS 32 million five-year loan at Prime + 1% interest to buy its share of the lot.

In Haifa, Delek Real Estate bought out its partners in two companies that own land and properties in Haifa for NIS 32 million and take over the companies' NIS 397 million bank debt owed to Bank Leumi (TASE: LUMI). The two companies are Hof Hacarmel and Tourism 89 Ltd. and Hof Hacarmel 88 Ltd. in which Delek Real Estate previously 17.34%. The companies own the Meridian Hotel Haifa, a 30-dunam (7.5-acre) lot with 64,000 square meters in net building rights, two residential buildings with 474 apartments, commercial space, an events hall, sports centers, and a spa. 330 apartments in the complex have already been sold.

Rothschild buys on Rothschild

Berggruen Residential sold a triplex in its luxury tower.

Sources inform ''Globes'' that a scion of the Rothschild family has bought a triplex on the top floors of the new luxury high-rise that Berggruen Residential Ltd. (TASE:BRGN.B1) plans to build on Rothschild Boulevard in Tel Aviv. The 600-square meter triplex occupies the 25th through the 27th floors, and will include 100 square meters of balconies and a rooftop swimming pool.

Market sources believe that the Rothschild paid $15 million for the apartment, reflecting a price of $23,000 per square meter.

In response to a question by "Globes", Berggruen said that it did disclose information about its customers.

Berggruen obtained approval from the Tel Aviv municipality for the design plan for the high-rise 18 months after buying the lot at the corner of Rothschild Boulevard and Allenby St. for $30 million. The company also showed the municipality extensive sales of apartments in the building, even though it will only be completed in 2011.
