Construction activity in Tel Aviv is really impressive!

If only more recognizable and unique designs were chosen, something that says "this is Tel Aviv". Like retro/classical modernism resembling and interpreting the Bauhaus ideas that formed large swathes of the city, adorned by some hightech in glass, steel and stone. Some vertical hanging gardens would also nicely suit the city.

Densification is great anyway, I like how parking lots are turned into mixed-use urban spaces. Tel Aviv turns into something like the Miami Beach of the Middle East!

Here's the thing, according to the architect it's supposed to be a mixed use tower with offices and residential part. However, I haven't seen a marketing campaign nor an approval request for the lot. Currently there's a car dealership in the lot, but who knows if something's gonna change soon.

So for the most part, I wouldn't open a thread for it, since it's even a proposed tower.

as the financial center of the (one of) most healthy booming economy of the developed world, no recession during the last years. now you see the consequences.

expression of private initiative and ambition - for entrepreneurs to make more money

high demand for new apartments , by private people also for investment ,as the value went up X3 - X4 during the past 10 years.

foreigners also buy apartments , as a second home or for investment.
luxury apartments is another issue for the world rich , some apartments are sold for 70-80 million $.

as Tel Aviv metro is an agglomeration of some 30 municipalities ,competition - each one wants to attract more business and wealthy pop. to increase profits and their status.

The other side of this: the architecture in Tel Aviv, and you can clearly see that in the photos - is horrendous. The buildings are ugly, not esthetic and with no coherent plan to its environment. A little bit like the problem in London in recent years - but much worse. The older buildings of Tel Aviv that aren't 10-20 years old, are not just ugly - they are falling apart. the city is polluted, dirty, with no real public transportation, chronic traffic jams and a total mess.
The housing prices are raising and making it almost impossible for normal income people to buy a house in Tel Aviv or any of its suburbs. "foreigners" who buy houses in Tel Aviv are basically American, Russian or French jews, and they mostly do it for tax reasons.
No apartment was sold for 70-80 million $. The most expensive house will reach 50 million $, and that's an extreme case.

I agree with you that many old buildings are "ugly" and most of all neglected, even though apartments in them are expensive 500,000$ for one bedroom and to several millions for bigger ones.
yes there is a problem with public transportation ,only in recent year works on the first underground line had begun, after 40-50 years of unssuccesful attempts..... adding to the mass on the roads.

not much problem of pollution and dirty , the city is a great fun ,hectic, warm and right on the mediterranean sea.

^ This is a project that fits Tel Aviv better than many others imho, as it has a local touch with elements of Bauhaus, Deco, setbacks, the shades and a tad of typical Israeli oriels.
