DETROIT | Projects & Construction

About time for a Detroit thread isn't it!

After some decades of decline of "Motor City", Detroit experiences a slow but steady renaissance, especially at Downtown and various neighbourhoods. It has a great stock of unique architectural monuments and potentially is a great place to live in. It might thrive thanks to devoted Detroiters, tourists, Canadians (of neighbouring Windsor/Ontario etc.), new arriving inhabitants, creative people like entrepreneurs and others creating jobs.

Detroit is at the heart of the emerging Great Lakes Megalopolis (which is at around 60 million people already). It's the largest city of Michigan, USA and its agglomeration has roughly 3,7 million people, while about 680'000 live in the city proper.

Detroit has loads of vacant buildings and empty lots, ready for new development:

Detroit can be such a great place to live. Living in a grand mansion is much more affordable than in almost any other city.

Two more video docs:

Entrepreneurs See Opportunity in Detroit

"Skilled workers and low real estate costs are enticing entrepreneurs to take a risk on reinventing Detriot. Seth Doane reports on reviving the once-mighty Motor City."

Industries driving Detroit's comeback

"Detroit is a city in the midst of a comeback and is more appealing now than it has been in decades. Its accessibility, affordability and emerging industries, including medical, along with top-of-the-line sports, entertainment, gaming, retail, dining and nightlife venues, make Detroit a premiere destination for meetings and conventions."

Child Care Center Midtown Detroit

Child Care Center planned for Midtown Detroit:

Troy-based Rainbow Child Care plans to construct a new building in Detroit's burgeoning Midtown neighborhood.
The company also plans to open facilities in Farmington Hills and South Lyon next year.

The $3-million Detroit project will place a 12,000 square-foot child care facility at 320 Mack Ave., a block east of Whole Foods Market.
"Midtown is thriving and full of energy, and there is an increasing need for high-quality child care for families that live and work in the area," said Patrick Fenton, CEO of Rainbow Child Care Center.

"This location is a natural fit and we're pleased to be part of the city's growth."
The company hopes to open the new child care center in spring 2017, enrolling up to 140 children six weeks to 12 years old.

Book Tower Detroit renovation scheme

Among the best recent news in terms of historical building redevelopment:

Book Tower restoration just part of developers' ambitious plans for Washington Boulevard

Article: http://www.crainsdetroit.com/article...ious-plans-for

Excerpt:
"The most ambitious and perhaps the most architecturally complex project is Dan Gilbert's restoration of the Book Tower, the haunting Italian Renaissance-style skyscraper looming over downtown with its aged copper roof and ornate details designed by architect Louis Kamper.

It will almost certainly be the most expensive of the crop, with development experts saying Gilbert's overall redevelopment of the Book Tower and adjoining Book Building could cost $400 million or more
(his Bedrock Real Estate Services LLC said total cost estimates have not yet been determined, but did say that historic tax credits are expected to be part of the financing mix).

Joe Barbat is just one of the latest investors there, having purchased the Gabriel Richard Building at Washington and Michigan a year and a half ago.
Barbat, the CEO and chairman of West Bloomfield Township-based Wireless Toyz who develops real estate through his Barbat Holdings LLC and Houze Living LLC, plans an $18 million to $20 million conversion of the office building into 104 apartments.
