ANOTHER new NYC supertall?

Are there no breaks on this train?

So I believe that brings our total count to 10 supertalls U/C (including 1 in prep), with another 10 currently proposed

Tbh I'm not a fan of it either. But maybe it will eventually grow on me like 432 Park has recently

432 park is far superior to this design - practically and visually.

That's like arguing whether Middlesborough or Sunderland were the superior Premier League team.

I absolutely despised 432 Park at first. I thought it was such an eyesore and very plain. It grew on me though and I like the way it lights up at night. I'm not a fan of this one either so far but it's at least less plain-looking than 432 Park in my opinion.

But I eventually grow to love every building in The NYC skyline since I see it every single day & it has that sort of magic to it.

The only exception is that ugly Verizon building Downtown.

I'm actually not a proponent of mandatory affordable housing. The issue here is the amount of new market-rate units is paltry in comparison to demand. A supertall skyscraper in the heart of Manhattan shouldn't be only 54 floors with a fractional amount of units. You can still sell the top at huge prices (even though the top end of the New York market has begun to turn after peaking in 2015) while providing hundreds of new units.

It's also incredibly ugly.

The two 5 story buildings are being demolished and the taller one will be used as part of the base.

Can someone explain to me the economics of these giant ugly blank walls? A developer can charge more for an apartment with great views of the city so why would they exclude so many windows?

Because of the adjacent property can creep up along it. Most of New York's buildings are not full block buildings and have adjacent properties that could be sold and built higher than they currently are.

that isn't this project. That's one of several skyscrapers under construction in the neighborhood. It's actually one of the shorter ones.

30 East 31st

277 Fifth

126 Madison

8 West 30th

I'm somewhat new to the forums here.

Is the tower (the 1001 ft one) still making its way through the proposal process or is it in the demo process?

Sorry if I'm asking a dumb question. Still (somewhat) new here and getting myself acclimated. Thanks in advance.

Full Steam Ahead for Russian-Developed and Designed Supertall at 262 Fifth Avenue
October 25, 2017

Quote:
As Mayor Bill de Blasio expresses his angst over Russian oligarchs buying up Big Apple real estate, swiftly moving forward is a new ultra-luxury condo tower developed and designed by Russian firms. Yesterday, the city's Department of Buildings found a proposed skyscraper being developed by Isreali-Russian billionaire Boris Kuzinez compliant with the city’s zoning laws.

I don't think you'll be able to see the Flatiron Building from the ESB anymore thanks to this. Why couldn't they reduce the height in line with that wider building next to it?

Why should certain views be preserved for all eternity?

That building is pretty important in the cities history not to mention it and the whole area looks great from the ESB.

This city is changing. Soon both The Rock and ESB will no longer have the Central Park views either.

Oh I know. But there is plenty of room on the island to build else where. Why do they need to impair iconic views? What is going to replace them?
