The website has now been updated with much more detailed plans/sketches.

Green mixed-use plan for Thorpe Park in Leeds
Aaron Morby | Thu 21st June | 14:43 inShare1 Scarborough Development Group has revealed the next phase of development at its 157-acre Thorpe Park near Leeds. Revamped masterplans for the business park maintain the 1.2m sq ft of offices with existing consent, but give a more flexible building plan for more diverse businesses, and kick-start the next phases of development. The project will also bring forward the delivery of Green Park, a 113-acre public park adjacent to Thorpe Park, and Leeds’ first significant new public park in over 100 years. Proposals for Green Park include sports pitches and leisure facilities, alongside formal landscapes and informal spaces. So far 600,000 sq ft of office space has been completed under existing planning consents. Tenants include Vinci, BAM, and United Utilities. Once the application is granted consent, the developer plans to bring forward construction of Manston Land Link Road. This will provode a new route between Junction 46 of the M1 and the communities north of the Leeds to York railway. Mark Jackson, managing director of Scarborough Development Group said: “Since development at Thorpe Park started in the mid 1990’s the requirements of business occupiers have evolved significantly. “Modern companies and their staff now demand more convenience to support their working lives, more amenities and facilities on hand, and greater sustainability especially in how they travel to their place of work. “We need to meet these new demands with a bright and comprehensive response, particularly given the tough economic conditions “Our new plans will present a step-change at Thorpe Park with a new offer for established businesses, growing businesses and fledgling business.”

More than a million square feet of office space, a supermarket and a hotel could be added to the Thorpe Park business park if plans are approved by Leeds City Council. Scarborough Development Group (SDG) has submitted an outline planning application for a mixed use development, consisting of shops, offices, leisure space, restaurants and bars. To date, just under 600,000 sq ft of business space has been built at Thorpe Park in east Leeds, with the new application adding 1.2m sq ft of offices and a 130,000 sq ft food store. There will also be up to 177,000 sq ft of leisure space, including a hotel and sports facilities, 33,000 sq ft of cafes, bars and restaurants and 100,000 sq ft of additional retail. An application has also been submitted for the Manston Lane Link Road (MLLR) which will link existing communities in east Leeds and the Manston Lane industrial area to Thorpe Park’s junction with the M1. The proposed development will create 10,500 jobs, including 6,500 employment opportunities for people in Leeds. |

That certainly sounds like a large development which I would personally be against considering it could lead to the decline of the likes of Garforth and Cross Gates high streets and there are already plenty of supermarkets in the immediate area in particular Sainsburys at Colton, in addition to Tesco's at Cross Gates, Garforth and Seacroft and an ASDA at Killingbeck. Presume Morrisons would be the most likely supermarket to open as part of this development with the lack of a Morrisons in this immediate area? Also is this idea of developing retail and leisure at the Thorpe Park site a way of filling up land that was intended for offices with demand for offices perhaps suffering due to the recession?

I'd guess either Morrisons or one of Booths/Waitrose/larger M&S to replace CrossGates. Don't think a new Supermarket would harm Cross Gates/Garforth - as you point out there's already enough of them around so guess it would mainly harm the existing supermarkets.

The road application (this is the application for a link road toward Cross Gates (upgrade of Manston Lane)), seems to suggest that the Dual Carriageway that will cross the railway is already "consented" - can't find this either?...

Fantastic to see this continuing, and a real boost to Leeds in the middle of this recession, really does give you confidence in the city of Leeds, as I cant imagine many other city's in the UK with development of this scale been planned now....

All this needs now is a proper P&R off the M1, with a railway station. Given the upcoming electrification of the Leeds-York & Leeds-Selby lines, this shouldn't be too difficult. Then you have a ready-made terminus for any extension of TBus through East Leeds.

Would urge all to comment on the above - pointing out the idiocy of not planning for a rail link at this key location, with all the future housing and employment buildings planned, right next to the M1...
