SEOUL | Jamsil Jugong | 50 fl | Pro



This project is huge apartment redevelop in Jamsil seoul.
(as far as I know this project is hugest civil apartment redevelop project in the world)
this apartment located infront of LWT 555M 123FL

actually try to built more taller skyscraper over 70fl
but above rendering is official update one.

Now it immediately get approved from seoul government.
Many times this approved reject by seoul city council due to height limit regulation.
Seoul prohibited to built over 35fl beside HAN RIVER AND all around city

If above rendering get approved then they will built maximum 50fl, 44unit 6370 houses with commercial and public facility(donation)

For those who don't follow this project too much, here is a quick history of the project.

The apartments are old, and perfectly located, so it's no surprise that the owners are trying to rebuild them. This lot (Jamsil Lot 5) is actually used quite often as a barometer for real estate investment, reconstruction and speculation.

Owners initially wanted to build over 50 floors, but SMG set restrictions and forbid construction over 35 floors. However, amendments were made to allow for construction up to 50 floors up for mix-use projects (part commercial) in some specific areas, including Jamsil, Ichon and Yeouido (buildings in Yeouido can even be more than 50 floors, provided they meet some criteria).

So, the project, was going on for years, because it requires a certain consensus of the owners to go forward. Then, flash forward to a couple of months ago, and the developers tried to have the plans approved by the Seoul City Planning Committee (any project goes through it, and it's usually the biggest milestone/obstacle on the path to reconstruction). However, the "small committee", ahead of the official committee, advised the developers to make significant changes to the project.

The Committee has agreed on principal to the 50 floor buildings, but the owners are pushing for a project as residential as possible (more revenue for them), while the city wants to make it more mix-use and public / commercial.

So the "Small Committee" made demands to the developers, and the developers obliged, modifying the plans to include a central road, as well as other changes regarding an hotel and MICE facilities included in the project. I don't know all the details, and the plans have changed many times over the months.

So the updated project which followed most of the small committee's demands was supposed to be reviewed last Wednesday by the full committee. However there were too many items during the last session of the committee, and the full review (and hopefully positive decision) has been pushed back to August 30th.

So, all the previous renders are not final, as they will be subject to the Committee's approval. And in addition, since - and provided the project passes the committee - the building company hasn't been selected yet, there are still many changes possible.

So I don't think demolition would start until early 2019, but if everything goes well on Wednesday, that will be a very significant step forward.

Decision pushed back to next Wednesday (September 6th). They're really toying with my nerves...

But for the record, my money's on this project passing the committee. Now you can laugh at me if I happen to be wrong next week.

Yes very nerves
Now SK government try to killed Seoul's real estate market which speed rise price and so they a lot of administration restrict on seoul market.

that seoul committee's delay action is part of that intention.
nobody believing that those committee panels members didn;t participated on table due to personal excuses. intentional
seoul become like communist society. they want to redevelop by their own money&even decide public donation with a lot of road and facility but government didn;t co operation with them.

btw according to the seoul police. Jugong apartment citizens is going to demonstration infront of seoul city hall for one~two week!!

So, the results have come, and they're a bit anticlimactic.

Officially, the project has not passed the committee yesterday.

However, almost all the items passed the committee, especially the most important ones, including floor count, and the overall plan (number and overall location of buildings, transportation...).

This delay is caused by the fact that the city wants some additional precisions on a couple of issues, such as water management, the issuance of an international RfP for selection of the design, and some additional details.

So, the biggest hurdle has been passed, as the committee has agreed to the overall plan. As I said, due to the Seoul 2030 Masterplan, appartments near the Han River (including this lot) are to be limited to 35 floors, except on some central and commercial areas such as Jamsil, but also Ichon or Yeouido, where reconstruction project can have some buildings go up to 50 floors provided the submitted plans include largely public or commercial features (parks, transportation connectivity, commercial areas, hotels and whatnot).

I don't really know the timeline for the final approval, but it will come.

And just to make everything clear, none of the renders above are definitive. This will only be the case once a builder (and the architectural firm contracted by the builer) is selected, which won't probably come until last year.

In fact Jamsil Jugong redevelopment get approved from Seoul


Yesterday held committee and seoul agree with this project's plan except below ones's reinforcement.

-This project need another "International Design competition" cause Public facility need more advanced design and rearranged.
-"This project very important for south eastern seoul. So it need creative design and more eye catch design. This project not just civil apartment but also important for Seoul's city competition. So Seoul government make this apartment project as Seoul city's competition improved." say Seoul concern.

Below confirm.
-Demolish 3930 houses and to built New 6401 houses
-To built over 50fl 4UNIT building
-35% area to built public facility such like Hotel/convention/road/business /Han river access/school/park
-9.4%(602 houses) leased for poor class as almost free rent houses.

Now as by this news Jamsil Jugong's market price rise up and apartment owners withdraw sold suggestion. and owners rise up $90 thousands for sold price.
76·81·82㎡'s price is now around $1,200 thousand.

"with this approved(over 50fl 4 unit) houses price rise up. I think nearby other apartment price follow rise up" say real estate

In short
We can see new rendering with over 50fl by International design architecture firm.
Seoul want make landmark building in here
Citizen can relax and using facility inside after shopping LWT 555M even though they are not live in this apartment.
Gorgeous landmark.

Now eun ma(은마) didn't compromised with Seoul's 35fl regulation. And they waiting New Seoul mayor for approved all apartment to built over 50fl. They designed by HEERIM firm. Hopefully don;t compromised like Jamsil Jugong did.

P.S to built over 50FL 4 unit. and other 3 unit to built around 36fl~49fl. remain 35fl below

And Next month official get approved in minor committee based on above confirm.

International competition launched to select the design of the final project.

The competition will be launched in November, and the winner will be picked in February 2018. The project of the design phase (not the whole project, mind you) is KRW 24 billion, or around $20 million.

WOW great!
2000㎡ area public cultural facility and pedestrian friendly bridge which connected to han river park!
and hotel 50fl 4unit tower and 1 unit 40fl
and sunken square underground which connected with LWT 555M

what a great thing is ordinary citizens can go and walk inside this luxury apartment when completed.
so it is semi-public open space. probably if it built other global city then this place strictly prohibited outside guest's approach.
So people can go to han river after finish shopping in LWT 555M

btw International competition concern public area&facility So DESIGN cost about 2,500 thousands USD.
so other main tower's design to domestic korea company.
so my guess primary rendering will not big changed.

The Design Competition for the 50 Floor project has started (Phase 1)

The buildings which fall under the 50 floor limit (rather than 35) are in red, on the side nearest to the Jamsil Intersection and to Lotte World Tower. Phase 1 (proposal) will collect bids until the 15th of December, and the winner will be announced on December 26th. A second phase with more detailed plans will follow afterwards, with final results in March.

Pritzker Prize winner Christian de Portzamparc is apparently among those who will participate.
