ALDAR's Central Market project races towards completion
ALDAR Properties PJSC announced today that its flagship Central Market project is ahead of schedule in readiness to achieve its phased completion dates. ![]() Central Market site. Abu Dhabi's first and leading developer is slightly ahead of schedule and the first phase of the project [the Souq] will be complete by mid-2008. Confirmation of ALDAR's statement that the project is on target is clear for all to see , with infrastructure and enabling works already in place. The development's massive excavation is now complete along with the majority of its substantial permanent pile foundations. The Souq foundations are complete, with the new construction works progressing upwards to the ground surface. ALDAR's strategy to secure early phase completion dates, using an integrated fast-track construction approach to this highly complex mixed-use development has seen the first major contract award for Phase 1 of the underground structure going to, Mushrif, the multi-disciplined, civil and heavy engineering Kuwaiti contractor, now based and expanding in the UAE. On review, ALDAR set-out to divide this mega sized city-centre project into several construction packages, all of which are significant in their own right. Thus enabling to engage several contractors simultaneously. This strategy also assists as a means of reducing risk whilst speeding up the construction process. ALDAR anticipates letting these major works to international and locally based companies during 2007. This approach has therefore enabled the car park to progress healthily now with the substructure complete, whilst the basement slabs begin construction. Aldar's targets for 2007 is to complete the massive underground car park and basement structure, capable of holding in excess of 5,000 cars, and installation of some of the largest pile foundations in the Middle East, supporting, not only the retail asset, but also support the three huge iconic towers designed by world famous architect Foster & Partners. The towers will accommodate residential, office and hotel. In addition to construction work going ahead, Central Market has already received international recognition by winning the Estates Gazette award for future projects at MAPIC 2006. The scheme is also being showcased this month (13th - 15th) at MIPIM in Cannes France. MIPIM is the premier international summit for real estate. 'The Central Market project is well on course for completion and it is important that we maintain the momentum we have achieved so far. No major issues have arisen from the work conducted so we are happy with the project's progress. We are proud of what ALDAR has achieved so far and we are very confident that Central Market will regenerate and rejuvenate this unique and historical quarter of Abu Dhabi city,' said Ronald Barrott, CEO, ALDAR. Mott MacDonald to produce 'environmental plan' for Central Market Development, Abu Dhabi
Mott MacDonald has been appointed to develop and implement the Construction Environmental Management Plans (CEMP) for Aldar Properties PJSC's flag ship development of the Central Market in Abu Dhabi, the largest of the emirates in the UAE. ![]() View from above of Central Market site. This high-profile development is part of President, Sheikh Khalifa bin Zayed Al Nahayan's vision for taking Abu Dhabi into a new era and boosting tourism AND BUSINESS in the region. The site has cultural and historic importance to locals as it was home to the original Central Market known as the Old Souq where locals gathered to exchange goods and socialise. The 56,000mē re-development will comprise of an 88 storey residential tower, a 58 storey office block, 5 star and 4 star hotels, retail outlets, car parking facilities, a new souq, a mosque and parks with landscaped gardens, some of which are terraced over the main retail podium. A retail bridge will also be constructed crossing Khalifa street, the main high street in Abu Dhabi. The CEMP describes how environmental requirements are to be managed during construction. The plan, which is required by law in order to obtain a building permit, covers a number of issues including: Management of potential nuisance issues with local residences, such as noise and dust from the construction site Monitoring the risk of contamination of soil and groundwater, particularly important due to the location of the project Training of site workers to ensure measures outlined in the plan are implemented Mark Grundy, Mott MacDonald's project manager said, "We are thrilled to be part of this exciting development for Abu Dhabi. Mott MacDonald has a wealth of expertise in delivering infrastructure projects in the Middle East and welcomes this opportunity to restore an important part of local culture and enhance amenities." Mott MacDonald will work with Aldar until the end of the construction programme in mid 2010.

Aldar awards Dh2.7b Abu Dhabi project to Arabian Construction

Dubai: Aldar Properties has awarded a Dh2.7 billion contract to Arabian Construction Co (ACC) for building three towers including a 88-storeyed structure at the Central Market in the heart of Abu Dhabi's Central Business District. The contract for Central Market is the largest single building contract to be awarded in the Abu Dhabi. Designed by leading UK architects Foster & Partners, the Aldar project comprises a residential tower, five-star hotel tower, office tower and a four-star hotel, the residual retail podium being the final element and due for a award next month. Tallest tower The 88-storey residential tower will be 382 metres high and will be the tallest tower on Abu Dhabi's skyline. It will house 489 luxury apartments. The five star hotel tower will be 55-storeys high, with 279 rooms and 132 serviced apartments. The office tower will comprise 58 storeys of prime office space while the smallest tower, of 16 storeys, will be a four-star hotel with 212 rooms. Redevelopment "Central Market's rejuvenation will see the major redevelopment of the old souk with a focus on expanding the areas retail, residential, leisure and commercial sectors while not forgetting the reintroduction of a new yet traditionally-based souq," Aldar said in a statement. Ahmad Al Sayegh, chairman of Aldar, said: "Central Market is changing the face of Abu Dhabi. The award of this contract is a significant step in this major re-development project for the emirate and Aldar is extremely proud to be leading this project," "Aldar believes that ACC is the right company for this project and we are happy to announce this agreement having spent the last few months in intensive negotiations. "Central Market is transforming the heart of the UAE's capital and therefore it is crucial to have the right partners for this development. As the largest single building contract announced to date in the emirate, Aldar are confident that ACC are the best partners for this project," said Ronald Barrott, CEO of Aldar. "ACC initially built Abu Dhabi's Central Market in 1971, and we are very proud to have been awarded the towers contract for its redevelopment 36 years later," said Gassan Merehbi, chairman of ACC. "ACC's strategy has been to focus on specialised high-rise and prestigious projects in the GCC, and Central Market will be one of our most challenging projects," said Anas Mikati, vice-chairman of ACC.
