Sino Land set to launch first sale of 2009

Sino Land's (0083) 173-unit residential project, Vista in Sham Shui Po, is expected to be launched today as the first new residential project on sale this year, market sources said.

The first batch of 20 units comprises flats on the 33th, 25th, 20th, and 11th floors, with gross floor areas ranging from 412 to 978 square feet.

The flats are priced at an average of HK$5,098 per square foot, compared to second-hand flats in the area selling for HK$3,900 to HK$5,500 psf.

"As single tower projects in West Kowloon, like One Madison and One New York, are popular, and the attractive price of Vista which is as low as HK$2 million a flat, the market is expected to welcome this new project," said Wong Wing-chung, a Kowloon district manager at Hong Kong Property.

The most expensive flat on the first list is a 978-square-foot unit on the 33th floor, priced at HK$5.554 million. The cheapest flat is a 412-square-foot unit on the 11th floor, asking HK$2.035 million.

Standard Chartered Bank (Hong Kong) is offering a mortgage rate as low as 0.9 percent to homebuyers of Vista.

Meanwhile, Henderson Land Development (0012) announced its price list for the first tranche of eight units in Cite 33, in Mong Kok, averaging HK$6,160 psf, scheduled to go on sale tomorrow.

Big lines welcome Vista

Sino Land (0083) enjoyed a robust response to its 173-unit residential project, Vista, yesterday with a long line of prospective buyers, lining up for a chance to buy one of the flats.

Forty units were sold out on the launch of the project yesterday. Vista is the first project placed on the primary market this year.

Sino Land said it sold 20 units of the project located in Sham Shui Po as a first batch, in less than 30 minutes at an average price of HK$5,098 per square foot,

Then it put another 20 units on the market at an average of HK$5,177 psf.

The Bank of East Asia (0023) is offering a mortgage plan, which covers a maximum 95 percent of loans and at a rate of prime minus 2.25 percent. "I actually own property in the district. I added one more now as I think the property market this year will be good and the price is attractive," said a buyer surnamed Chan, who bought a 600 square feet unit for HK$3.6 million at the Vista.

Henderson Land Development (0012) will launch its Mong Kok project, Cite 33, today.

北角地王將納入勾地表,城規今審議,兩豪宅地最快明年初可供試勾

北角村地王的規劃大綱修訂方案,今天(9日)於城規會審議,由於通風評估正面,料可順利通過,令地王分拆出籠在望;該項目除本季內可供申請的西部酒店用地外,中部及東部兩幅逾40億元的全海景豪宅靚地,最快於2010年1月供申請,勢成爭奪目標。

北角村發展用地,分為A、B兩部分,其中西部為地盤A,將建兩幢酒店;東部為地盤B,將建四幢住宅大廈、以及一幢規模約相等於北角成坤廣場的商場等。

城規會今議北角邨地規劃大綱修訂

位於北角海濱的前北角邨地王,發展規劃可望進一步落實。城規會今天將討論該用地規劃大綱修訂方案;規劃署根據交通流量和空氣流通因素等進行輕微修訂,包括縮減西面地盤的面積,以及輕微增加綜合發展用地的住宅樓面五百方米。

佔地近三點七公頃的前北角邨用地,西面地盤已納入勾地表作酒店用途,餘下地盤則作住宅連商業、旅遊巴停泊處和公共交通交匯處等用途;扣除約一點五公頃的公共休憩用地後,淨地盤面積約二點二公頃,高限八十米(主水平基準上.下同)。

浸會醫院擴建料獲批

屬於地盤中部和東部的用地,淨地盤面積約十七萬二千方呎,擬以綜合發展模式發展,包括約五十七萬方呎的住宅樓面和約三萬二千三百方呎的旅遊車停泊處,因應現在交通情況,規劃署建議把後者樓面減少一成七至二萬七千方呎,所減樓面則撥作住宅發展,使住宅樓面增至五十七萬七千八百方呎。

運輸署建議,把北角地鐵站通往渣華道的行人隧道,延長至北角渡輪碼頭對開的廣場位置;為回應對粵劇用地的需求,規劃署建議,在規劃大綱中加入條款,要求社區會堂的設備升級,以應付包括粵劇在內的小型文化表演需求。

位於西面的酒店用地,淨地盤面積約六萬四千六百方呎,原以六倍地積比率發展,總樓面約三十八萬七千方呎;最新建議南部部分貼近北角邨里的部分須後退以增行車線,使地盤面積減一成一,總樓面則不變。

此外,政府上月完成項目的空氣流通評估報告顯示,用地東面承受的風速最高,惟向西逐步降低,西面的北角邨里和渣華道一帶風速只有東面的一半,認為酒店平台和用作公共交通交匯處等用途的平台影響區內空氣流通,建議降低設有交通交匯處的平台部分的高度和體積等。

報告指出,毗連地盤的南北通向的街道,包括糖水道、書局街和琴行街等,均有助區內的空氣流通,故建議把地盤內建築物之間的通風廊保留甚或加強。

此外,浸會醫院早前提出擴建計劃,申請毗鄰聯合道的華都大廈用地重建為一幢十層高醫院大樓,並把用地由「商業(1)」轉為「政府、機構或社區(7)」用途。規劃署認為,新項目與附近環境相融,對交通等亦不會有負面影響,惟認為用途應改為「政府、機構或社區(11)」,以進一步限制用地的發展。

大鴻輝灣仔太原街四十三至六十三號擬作二十七層酒店的申請,規劃署認為規模可接受,不予反對。

區議會反對上環地入勾地表  另一方面,中西區區議會昨天討論勾地表上環信德中心毗鄰的商業用地,並通過動議反對用地放入勾地表。政府表示,將把有關意見向相關部門反映,並強調項目重建後,將作商業連同公共車輛總站和公眾停車設施等用途,合乎規劃原意■

Sino Land to up flat prices

Buoyed by brisk weekend sales, Sino Land (0083) will hike prices of the remaining flats at its Vista project in Sham Shui Po, launched on Wednesday.

``Due to the satisfying sales, the developer plans to raise the prices of all unsold flats,'' said Salenda Lau, Sino Land's general manager of sales and marketing. `` Some may increase by as much as 5 percent.''

About 50 flats were sold on Saturday and Sunday, fetching an average of HK$5,200 per square foot.

Vista is the first residential project launched this year. About 100 of its 173 total units have been sold, Lau said, and some 20,000 people have viewed the show suite.

Buggle Lau Ka-fai, chief analyst at Midland Realty (1200), said flat prices in the secondary market rose 2.1 percent, to an average of HK$3,410 psf in December, ending a five-month slide.

``Home prices went up slightly by 2.1 percent to HK$3,410 per square foot, returning to the level as at September 2007,'' he said.

Prices in Hong Kong Island rose by 3.6 percent to HK$5,019. Those in Kowloon were up by 2.9 percent while in New Territories, they gained 0.7 percent .

百匯軒春節續開放

樓市氣氛回暖,市區新盤亦主導近期一手市場,其中恒基旗下單幢新盤百匯軒,開售後銷情不俗。恒基營業部高級副總經理林達民表示,該盤於春節期間,位於現樓售樓處及示範單位,將繼續開放參觀,而至目前為止,該盤仍然維持為買家提供十八個月管理費優惠。

累售逾40伙

據了解,百匯軒開售至今,已累售逾四十伙,除用家購入單一單位作自住之用外,由於同區大面積單位供應罕有,故早前有不少買家,「一口氣」購入該盤A及B室單位,有意日後作相連單位之用。此外,發展商早前指出,該盤三伙頂層特色單位,已接獲逾十個有意買家出價洽購,而該三伙特色單位意向呎價為一萬五千元。

亮賢居牛年打頭陣

另一方面,同系西九龍大角嘴亮賢居,日前已展開軟銷,而發展商指出,該盤最快於農曆新年後推出,成為系內牛年首個新盤;樓盤開價將參考百匯軒,而特色單位呎價預期將逾一萬五千元。

據了解,位於詩歌舞街亮賢居,共提供三百四十八個單位,標準單位面積由七百一十方呎起,至頂層面積逾四千方呎複式戶。

市 區 特 色 租 盤 月 內 連 環 推

(星島日報報道)農曆新年將近,發展商推售新盤略緩,但大業主推出旗下物業招租個案卻漸增,合和旗下灣仔服務式住宅「GardenEast」,提供二百一十六伙,率先推出二十七伙,平均呎租四十五元。另外,和興建築余氏家族持有的九龍塘鴻圖台約十八伙,意向呎租由四十二元起。

合和執行董事王永霖表示,該公司持有,位於灣仔皇后大道中二二二號「GardenEast」,一梯九伙設計,推出二十七個單位招租,全部位於十七至十九樓,部分單位享有山景,租期由一個月至一年,預期下月入伙,由下月至四月間推出優惠,月租約一萬七千元起,平均呎租四十五元。此外,如租用六個月以上,可享額外折扣。

王氏續稱,「GardenEast」目標客戶包括行政人員、專業人士及跨國企業僱員。合和發言人表示,合和將於二月初開放頂層三十二樓四個示範單位供參觀。

美聯高級營業經理朱偉盛表示,灣仔區內對服務式住宅一直有需求,跨國公司進駐香港時,為吸引外國人才來港,很多時會在靠近核心區的灣仔租用服務式住宅。區內莊士敦道輝盛閣,現呎租由五十至七十元。

「GardenEast」樓高二十八層,地下設兩間商鋪,二樓為食肆,六至三十二樓為服務式住宅,提供二百一十六個單位,其中包括開放式及一房單位,面積由三百九十五至六百七十二方呎。

此外,第一太平戴維斯住宅銷售部(九龍及新界區)董事周敏楓表示,由和興建築余氏家族持有的鴻圖台,位於畢架山道四十五號,約十八伙招租,現先推出十一及十二樓四伙,採三或四房設計,面積由二千二百二十二至二千九百二十方呎,呎租由四十二元起。此外,項目設有兩個示範單位,分別位於十二B及十五A室,將於本周五開放參觀。

鴻圖台樓高約十三層,屬一梯兩伙設計,涉約二十伙,保留兩伙自用,其中十六伙為四房或三房連書房設計,另設一伙面積達四千四百方呎的五房複式單位,以及一個六房頂層全層天台屋,面積達五千八百四十方呎。

URA should treat homeowners as stakeholders, not 'obstacles'

With the current urban renewal strategy, the Urban Renewal Authority (URA) is allowed to create a future for Hong Kong which packs even more buildings into already densely populated areas.

These buildings compromise the local, and in some cases historic, character of the area. Their designs are bland, boring and clearly flawed.

Whatever impact studies that the URA claims to have conducted are not released to the public so we cannot even be sure if they are real or credible.

What is needed is more control over the whole process with more representation from people outside the URA.

This will bring a more balanced discussion to the debate. The URA is now given too much control over the whole process and ultimately has the power to say whether its own plan is going to proceed or not.

This is clearly not a fair practice and sets the wrong precedent for urban planning. People have rights and the owners of private property also have rights.

The URA should not be allowed to overrule those rights.

The URA continues to ignore public concerns over its proposals. Even with its scaled-back plan for Staunton Street, its obvious ambivalence towards those it wants to take back homes from is quite disconcerting.

It is amazing that it has continued to push for this revised plan for Staunton Street without even having an open discussion with those of us directly affected by its plans.

We obviously do not matter to the URA. I note comments made by Secretary for Development Carrie Lam Cheng Yuet-ngor in the last Legislative Council discussion related to historic preservation.

When specifically asked whether the government should allow private homeowners to be exempt from this development, Mrs Lam said that "there will always be obstacles to the URA's renewal plans. We must not let them interfere with the bigger picture".

If we are an obstacle, so be it. We are fighting for our rights to private property ownership and what we see as a brighter, more interesting place to live.

海峯3000人參觀 豪門用家主導

臨近農曆新年,在節日氣氛影響下,昨日新盤睇樓不俗成交平穩,其中信和旗下深水埗海峯,昨日錄得三千人參觀,加推高層望海景「海峯大宅」,並錄兩宗成交。恒基旗下旺角百匯軒,亦有單位獲承接,面積約六百七十四方呎,呎價約六千六百六十元易手。另外,華懋旗下的九龍城豪門,睇樓客以用家為主。

信和營業及市場部總經理劉貴玉表示,旗下深水埗海峯,截至下午三時,已錄得二千至三千人參觀,有見三房大單位受歡迎,昨日特別加推六伙「精選單位」,全部為望海景的三房大單位,名為「維港摩天海峯大宅」,售價由四百八十九萬六千至五百八十三萬九千元不等,平均呎價約五千六百元,全部位於中高層。

海峯加推六伙

至於本周推出的摩天海峯大宅,劉貴玉指出,單位自從推出之後,接獲多個查詢,當中約有五組買家洽購至尾聲,全部來自外區,並以用家為主,其中三組來自港島區,包括北角及太古城等,反映樓盤所處位置交通方便,受該批買家歡迎。劉貴玉表示,由於高層海景單位買少見少,相信買家欲趁新年前偷步入市,令單位推出後即受到市場注意。

劉貴玉續稱,樓盤由開售至今,已錄逾一百宗成交,平均呎價約五千三百元。市場人士指,昨日樓盤錄得兩宗高層望海景單位成交,包括一個高層B室,面積約九百七十八方呎,以每方呎約五千三百五十三元成交,成交價約五百二十四萬元。

市場消息指,除三房單位外,該盤一手特色單位亦受市場追捧,現時僅餘下兩伙,包括一個為高層連天台、以及一個為示範單位。

御凱中層823萬沽

系內荃灣御凱,中原營業董事梁寶玲指,昨日亦錄一宗成交,單位為一座中層B室,面積約一千三百三十方呎,以四房雙套房設計,計及即供付款樓價半成折扣優惠後,成交價約八百二十三萬四千元,每方呎約六千一百七十七元。梁氏指,買家來自九龍區,購入單位作換樓,早前曾到該盤參觀,洽談多時後,近日終於拍板入市。

至於恒基旗下旺角百匯軒,據了解,昨日亦錄得一宗成交,單位為中層C室,面積約六百七十四方呎,以約四百五十萬元成交,折合呎價約六千六百六十元。

百匯軒中層450萬成交

泛海發展的香港仔南灣御園,市場人士指,昨日樓盤於下午三時開放予外界參觀,全日錄約二十組買家參觀,同場並派發六個單位的參考價格,分布於七、十二及十三樓,包括十二樓B室,面積約九百六十四方呎,售價約五百九十五萬元;七樓D室,面積約七百六十一方呎,售價約四百四十一萬元;十三座D室,面積約七百六十二方呎,售價約四百五十五萬元,平均呎價約六千零八十六元,較去年中售價調整約兩成。

新世界旗下何文田衛理苑,有消息指,最快本周初示範單位可以開放予外界參觀,現時市場正在收票,發展商亦正觀察買家的開價。

據悉,不少買家出價均逾一萬元,而市場預料,稍後發展商會先以洽購形式推售樓盤。

天璽傳獲預留

新地旗下九龍站天璽,市場消息指,面積約二千三百方呎的「至尊門」,昨日有買家以每方呎三萬元作出預留,惟消息未獲發展商證實。

至於華懋九龍城豪門,昨日亦有不俗的睇樓人流,由於屋苑以大單位為主,就吸引不少家庭客參觀,市場人士指,昨日樓盤全日約有五十組買家參觀,現時有數個單位正在洽購中,料日內可錄得成交。

街道吉祥物命名 樓齡逾40年

土瓜灣「十三街」,乃指位於土瓜灣木廠街與九龍城道之間,由龍圖街至鶴齡街等11條以吉祥物命名的街道內之重樓住宅群,大廈樓齡均已超過40年。

土瓜灣「十三街」內涉及11條以吉祥物命名的街道,包括龍圃街、鳳儀街、鹿鳴街、麟祥街、鷹揚街、鵬程街、鴻運街、蟬聯街、燕安街、駿發街及鶴齡街,街內所有樓宇皆為約7層高的唐樓。

北帝街浙江街重建 2014完工

事實上,前土發公司1998年宣布的25個重建項目,都被市建局列為5年優先項目,但該25個項目中,並不包括前述的土瓜灣「十三街」項目。

市建局於土瓜灣開展的重建項目不多,只於08年2月宣布重建土瓜灣舊區北帝街及浙江街兩個項目,總發展成本8.6億元,預計於2014年落成。

該兩個項目分別位於北帝街、木廠街、和浙江街、下鄉道,前者佔地8,000多平方呎,將建92個住宅單位,地點與入伙4年的傲雲峰僅相隔木廠街。

Some funny street names; but they are far better than those Tin XYZ Street in Tin Sui Wai or ABC Tung Road in Tung Chung.

何文田懿薈將申請預售

由永泰亞洲發展,位於何文田的全新豪宅項目,昨日正式命名為「懿薈」,目前正準備申請預售的文件,發展商表示,該盤將針對用家市場,主打四房雙套大面積單位,最快將於農曆新年後正式登場,呎價將參考同類型豪宅新盤。

四房雙套間隔

永泰亞洲企業拓展總監李簡鳳玲表示,系內位於何文田科發道二號住宅項目,正式命名為「懿薈」,該盤共提供四十三伙,主攻面積約二千五百方呎大單位,間隔全為四房雙套房設計,最快有機會於農曆新年後推出。

李簡鳳玲續稱,樓盤屬預售樓花同意書項目,目前正準備申請預售的文件;項目暫時尚未有意向價,但開價將會參考同類型大面積豪宅新盤,當中包括何文田灝畋峰及九龍站天璽等;而樓盤將於二○一○年上半年落成,並設私人會所,而可建樓面面積約為十一萬方呎。

針對用家市場

客源方面,公司業務拓展部營業總監鍾志霖表示,該盤間隔將針對用家市場,除以約二千五百方呎呎大面積單位為主外,樓盤為一梯兩伙設計,每伙都擁獨立電梯大堂,提高住客私隱度,有關同類單位於區內供應,僅得百分之零點三的有限水平。被問及多個新盤如九龍站天璽等都部署於農曆年後推出,會否擔心造成影響時,李簡鳳玲指出,兩盤目標客源不相同,同時推出正好為市場提供多一個選擇,加上樓盤單位數量不多,提供間隔及面積亦屬罕有,故並不擔心。

此外,除上述位於科發道新盤懿薈外,李簡鳳玲表示,同系位於西半山西摩道的項目,亦部署於本年內推出,該項目設計概念將與懿薈相同,主攻大面積住宅單位。

西摩道項目部署年內出擊

另一方面,儘管樓市表現早前曾經回軟,但李簡鳳玲指,樓市仍不斷錄得成交,在有換樓需求及按揭利率低環境下,加上預期該盤買家都為實力用家,估計金融市況波動不會影響樓盤銷情;而買「磚頭」亦比股票投資及銀行存款更有利。

此外,位於物業毗鄰區域的九龍塘畢架山一號,日前就錄得一宗二手交投,中原助理分區聯席董事伍國俊表示,該單位為十一座低層D室,面積約一千三百二十六方呎,成交價為九百五十萬元,平均呎價約七千一百六十四元。

SHKP launches sales blitz

Sun Hung Kai Properties (0016) expects the real estate market to improve in the first half of the year and plans to go all out to sell flats.

The market is expected to record more transactions and end users will dominate the market, said Sun Hung Kai Real Estate Agency executive director Eric Chow Kwok-yin, adding that banks have started to loosen their lending requirements. He described 2009 as a year to sell flats.

However, Fitch Ratings said the outlook for Hong Kong's luxury and mass markets are negative, reflecting the current global economic downturn.

"2009 is expected to be a tough year, in particular, for the luxury market," said Michael Wu, director of the agency's Asia Pacific corporate team.

Positive market signals might emerge when local banks start adopting less restrictive lending policies, which is largely anticipated to happen after the Lunar New Year, said Piers Brunner, managing director at property consultant Colliers International.

But SHKP remains bullish, saying that it aims to sell projects such as The Cullinan, One Hyde Park, The Latitude and the second phase of Harbour Place and Peak One this year. SHK Real Estate Agency executive director Victor Lui Ting said the company expects to reap HK$5 billion from selling 200 homes at The Cullinan at Kowloon Station after the Lunar New Year.

He said 2011 will see a peak of sales in the company's development at Kowloon Station, including The Cullinan, which has a total of 800 flats.

Premium units are priced at HK$15,000 and HK$20,000 per square foot. One prospective buyer reportedly offered HK$30,000 psf.

Sales project director Amy Teo said the developer has received the presale consent for its Yuen Long project, One Hyde Park, and expects to begin selling after the first quarter.

The developer is awaiting the presale consent for The Latitude in San Po Kong and hopes to launch it in the second quarter.

Hopewell joins serviced flats battle

Hopewell Holdings has joined battle with long-time campaigners in the highly competitive serviced apartment sector by releasing units in its GardenEast development in Wan Chai at an average rent of HK$45 per square foot.

This is the first serviced apartment project offered by the listed developer, which is chaired by Sir Gordon Wu Ying-sheung.

The 28-storey development at 222 Queen's Road East is one piece in Hopewell's overall plan to upgrade the Wan Chai section into a commercial, entertainment and dining area. The other pieces are provided by its commercial properties Hopewell Centre, QRE Plaza, and Wu Chung House.

The launch comes at a time when the financial sector - the traditional source of demand for the serviced apartment segment - has been badly hit by the global financial crisis.

"We are still testing the impact of the crisis on the serviced apartment sector," said a company spokesman.

In the hope of finding tenants to take up the 216 units in the development before it is ready for occupation next month, the company says it is offering a competitive rent of HK$45 per square foot on average for the first batch of 27 units to be released on floors 17 to 19.

Monthly rents for the first batch of units that range from 395 sq ft to 672 sq ft will start at a low of HK$17,000 and extend up to HK$28,000, according to the developer.

Since current average rents for units at nearby non-serviced residential building J Residence range from HK$36 to HK$40 per square foot, according to Danny Ho Wai-keung, senior sales director of Centaline Property Agency, the price offered by Hopewell for the new release is competitive.

There are four types of units available, from studios and one-bedroom apartments to executive suites. Facilities include fully equipped kitchens and electrical home appliances.

"We will offer discounts for long-staying clients," said executive director William Wong Wing-lam, who added that the development would target professionals, executives, and expats from multinational companies.

The company will also give extra bonus commissions to property agents who clinch leasing deals, according to the spokesman. But based on inquiries received so far, potential tenants seem to prefer short-stay agreements from one to three months.

Property consultants said serviced apartments asking rents of HK$20,000 to HK$30,000 were relatively less affected by the financial crisis than luxury apartments ranging from over HK$150,000 a month and targeting senior management from financial institutions.

A recently completed serviced apartment in Wan Chai is Fraser Hong Kong Suites at 74-80 Johnston Road, where 87 flats ranging from 422 sq ft to 883 sq ft went for rentals ranging from HK$28,000 to HK$35,000, according to agents.

The service apartment/hotel thing in Tai Koo seems to have topped out a while ago by the way. Cladding is also well on its way up.

市建局增持北帝街業權

【東方日報專訊】去年市區重建局展開多個市區重建項目的收購行動,其中土瓜灣北帝街/木廠街重建項目,最近已成功收購到約14個住宅單位及約2個地下單位,涉及成交總值約3,074萬元。

土地註冊處資料,市建局去年十一月開始陸續展開重建項目的收購行動,其中北帝街113至121號住宅單位,每伙成交價介乎49.9萬至150.2萬元,木廠街8至10號單位,每伙成交價介乎35.9萬至181.3萬元。至於兩個地下單位位於北帝街115及117號,成交價分別734.8萬與745.8萬元。

「波鞋街」再售出舖位

北帝街/木廠街項目範圍包括北帝街113至123號及木廠街8至10號,佔地約8,353方呎,涉及收購樓宇約5幢,估計受影響住宅約104伙,涉及影響業權約61個,項目發展完成後,除提供住宅單位,低層將用作商業用途,初步估於二○一四至二○一五年完成。

而市建局去年十月公布上述項目的建議平均收購實用面積呎價為5,492元。另該局亦斥約4,187.7萬元收購「波鞋街」範圍內的旺角奶路臣街17號A地舖。

另外,土地註冊處資料,中環德輔道中120號大眾銀行中心地庫至3樓及21樓等上月以約2.5337億元售出;而大眾銀行中心4至12樓及17、 19樓A室等上月以約1.6602億元售出;另旺角道16號日本信用大廈地下B舖及樓上一批商廈單位,上月以6,052萬元售出,市場料三項交易均屬內部轉讓。
