i think it will offer more than 78,000 sq meters. shouldnt it offer as much if not more space than its nearby rival, Roppongi Hills? im not sure how much that one has, who has the exact numbers on hand?

It's now the tallest building in Tokyo (to the roof), overtaking the 243m City Hall tower.

It will be the tallest only if you don't count antennas in the total height. There are 2 buildings in Tokyo that are taller with antenna. It will be the 2nd tallest structure in Tokyo after Tokyo Tower.

There are 3 buildings that are taller in Japan if you count the roof height, they are all outside Tokyo. May be Tokyo has a height limit?

Not really weird. You have to take into account the RL height, which is height above sea level.

As Tom_Green states, RH Mori Tower is on a hill so it brings the height of it skyline-wise up higher, even though above ground their height is only 10m/33ft difference.

What I find interesting is the the Mid Town Tower is so bulky that it looks nowhere near as tall as the 243m/799ft City Hall Tower (the Metropolitian Government Building), and there is only 5m/16ft difference to roof height between them. I guess because the latter consists of 2 slender twins above the (also slender) lower main tower component. All to do with perspective.
