Several reasons, Conservative building traditions, this is simply they do it. Which is also caused by the major earthquake risk that result in the most advance seismic counter measures. But these measure are designed for boxes, not for odd shapes. Finally it's also because boxes are the most best shape to create the biggest and most efficient office floors as possible. And the bigger the office floor, the higher the rent. For a stalled economy there's still a crazy demand for new office towers in Tokyo (outside Tokyo not so much).

I find it interesting that Tokyo hasn't gone with the general trend of more elongated floorplates and is still boxy. One of the biggest selling points for office tenants is minimising distance between the core and the window-line in order to improve access to natural light.

That's not really an issue in Japan, considering their standard office landscapes. But the tall floors do compensate, it's not just Fluorescent lamps.

Shibuya ward has picked Mitsui Fudosan to redevelop Miyashita Park 宮下公園, the narrow elevated park along the railway line directly north of Shibuya Station.

The new development will see the park raised onto a new building with 3 stories of shops. The park will be covered by a tall "green" and "flower" canopy. The pictures below show how this should turn out, and it does look very interesting. On the north side of the park there will also be a new hotel.

The new park should open in 2019.

One of the upcoming large scale projects in Tokyo is starting to progress. Nomura Real Estate is the developer behind this new 500.000m2 development in Shibaura close to Hamamatsucho station.

the Hamamatsucho Building, 165.9m, from 1984 will be demolished for the new development for which not too much info is known yet. Construction will take place between 2020 and 2030, from the limited visuals there will be 2 towers on top of a green podium along one of the canals in this reclaimed piece of land from Tokyo Bay.

The total scale will be 500.000 m2. About the same size as developments like Tokyo Midtown and Roppongi Hills. Together with several other projects around Hamamatsucho station it looks like it will turn this area into a proper new subcenter of Tokyo. For people who don't know, Central Tokyo has several sub-centers, located at several points along the Yamanoto Line, which developed around major terminal stations from all directions of greater Tokyo and Japan. The most known sub-centers are Shinjuku, Shibuya, Ueno. Hamamatsucho is also located on the Yamanote Line and it's also the terminal station of the Haneda Airport Monorail. About 10 towers are now in development or U/C around this station, with even more opportunities for even more developments.

2 new tower projects for Nishi-Shinjuku.

The first is constructed on the spot were until a few years ago there was still an enclave of small scale low-rise houses right in the middle of this skyscraper district. As some of the owners haven't sold their plots yet it's still unclear when construction will start of this 159m tall mixed used tower.

It's interesting how the apartments will be located on the 1st 9 or 10 floors, with the office part on top of it. It's usually the other way around.

The other new tower is located a couple of blocks away, it actually has the same working title, it's just written differently, 6 instead of the Japanese 六 = 6. This site has been earmarked for development a long time ago. But an earlier plan didn't survive during one the more recent economic downturns. It has been vacant for quite some time now, even with smaller scale construction on part of the site. This new project will have a slightly smaller scale then the earlier plans, for which we didn't have any visuals.


It's also a mixed use tower, but this one will have the apartments on the top floor. It will be 132m tall and construction should already start next year.

As Tokyo is always building it's difficult to get a mad rush. There will be an increase in building activity over the next couple of years, but not on such scale that the city hasn't seen before.

And it's not just the Olympics, there's also a bit of a peak because of a continuing strong housing and office market. There are enough new large projects that were announced recently that will be finished in the years after the Olympics.

Small scale developments never stop in the city, that's an ongoing process that will never stop in this ever changing city.
