Jay, troll, the entire foundation of cities such as Chitown and the Troll-Oh are so radically different in nature from a 'structure' such as county-sized city within city within city such as LA that its unfair to both to compare--

I'm wondering that Van Nuys will get more new development for condo, townhouse and loft in soon than 2010 as getting better and fixing 70's and 80's sprawl damage. Warner Center is nice and some sprawl damage has fixed since 90's.

WOW, well that's just unbeleivable, I can't beleive it myself. BTW this doesnt include the proposed for Toronto (It does for Mississauga).

Let's get this thread back on track. Here's a construction update I posted on SSP. Pictures taken yesterday, July 11, 2005:

Grand Ave. Lofts

From the east

Cladding is now visible. Works are to the 9th floor slab, as counted from the back (I think)


Close-up of the cladding. It's a stone-like, textured and colored pre-fab concrete. Looks okay, but should look a lot better once glass starts to go up.

Luma

Luma is officially under construction!! The trailers have been moved and digging is well underway! Peeking in over the fence with Elleven in the background.


Looking at the southwest corner of the site. This is as deep as the hole at Ralph's.



Met Lofts

Almost done. Bad lighting. Wrong time of day to get shots of this one. Note the sign on the front. It's for a pilates studio opening soon in one of the retail spots on the ground floor.


Packard Lofts

Meh. Coming along slowly. Looking northwest.


Market Lofts (Ralph's Supermarket)

What a great sight this is. I know a lot of you have been waiting to see this.


Looking into the site, about two stories deep. Rebar for the columns on the outer edge of the site are in place.


And the frames for the concrete columns in queue...

Impressive, things have changed so much in nine months. Elleven is almost completed, Luma is in its 4 floor, Ralph's is in its 3 floor, The Hanover is officially above ground, LA Live's Nokia Theatre can be clearly seen, and Met Lofts. Grand Lofts, and Parckard Lofts are almost there.
