Dear Fellow Shami Tower investors,

As an investor from the East Midland in England, its reasuring to know that there are other people who have brought apartments in Dubai Sports City and are sharing their views here and helping each other out as we may soon all be neighbours...

If you have time, go to the other discussion forums (link below) and read some of the problems people are experiencing with other developers in the Sport City such as Eagle Heights, Elite 1 & 2. etc. Also it's good to know that some constructions is complete i.e. The Cricket Stadium, Tennis Tower etc and the main Lake is starting to look like the plan even though it doesn't have any water in it yet. http://www.skyscrapercity.com/showthread.php?t=677132

The construction photos on Brouks website (the developer of Shami Tower) looks promising but I just wish they update the photo more often so I decided to call them today. Here is what they said to me:

1. Construction of ground floor is complete.
2. They are aiming to construct 3-4 floors per month
3. Completion date should still be Dec 2009
4. I have already paid more than 50% for my apartment (been paying since 2007)
5. Because of the delay, my final installment does not have to be paid until completion! which is good for me since the exchange rate from Pounds Sterling to Dirhams is so crappy now (1 pounds = 5.3 Dirhams).

thank you for your post. you said your final payment has been deferred for your unit in shami tower? its not clear wether that is 50% or less because you say youve paid MORE than 50%? i've currently paid 60%..

Mine is the final big installment but BSingh it depends on what your payment plan is, if you opt to pay bit by bit then they may not defer it. By the way, do you know if we're entitled to any compensation if they fail to delivery the property to us by Dec 2009? my contract clearly states: the developer is entitle to delay no more than 12 months from original expected completion date Dec 2008.

Hi everyone,

Compensation for breach of contract if Brouks fails to complete Shami Tower by Dec 2009! Lets be realistic, Shami Tower is NOt gonna be completed by Dec 2009.

Brouks has already offered me delay of final payment until completion as a small compensation but that is not enough!

1. We have not seen any returns in terms of rent and from our investment. The longer the delay, the more we loose out.
2. If you are planning to move in like myself, we are continueing to have to rent to live until it's completed.
3. Our investments in Shami Tower could have given us interest if we stalled it in the bank.

I feel its for all our best interest if we join hands and act early as they can delay to Dec 2010, or Dec 2011, or 2012. We should rightly demand compensation if it also states in your contract completion must be no more than 12 months delay from Dec 2008.

Hi,

Just so you know, other investors are starting to recieve letters from their developers in DSC (like Chapal, Destiny Towers) asking us to sign a new contract not in the buyers interest, especially agreeing to a longer completion date (30th September 2011) and taking off the late payment fee they are supposed to pay us if the development is late.

They have also included a new payment plan not in line with RERA, asking to keep making payments over a longer time, even though they still haven't started building.

Brouks better not put this one on us! That's why I suggest we act early! Of course we do won't agree to any of this and will not sign their new contract. I feel if they don't honour the original contract they should pay us back the market value of the unit and with interest!

i got a tour from brouks, there infrastructure is a behind in sports city as we all know and there was definitely work going on, on site. i do beleive this tower will be ready by Q1 2010 if not Dec 2009. bare in mind this is 16 floors and not 50.. i've come back to london reassured
