Located within Metro Manila adjacent to Manila’s Central Business District of Makati, this 246 hectare project is the first phase of an over plan to privatize a 530-hectare military base. The project concept is to develop a long term strategy to implement a phased development comprised of 138 million square feet of mixed-use commerical, retail, residential, and institutional facilities. The objective in drawing up Design Standards and Guidelines is to
encourage the creation of a visually interesting and stimulating
environment, with varied architectural forms and a level of detail that constantly delights occupants and visitors alike.
5.1.1 Building character is created by use of a range of exterior
visual patterns expressed through cornices, columns, glazing and
variations in massing, colors, texture, and materials, etc. In
identifying a particular character for a building, it is important that
facades should employ different but related architectural elements so
as to create harmony but avoid repetition and monotony.
5.1.2 The expression of building character should include horizontal
and vertical banding and rhythm; lintel, cornice and molding and the
organization of glazing, etc. Comparable and compatible design
details should be employed on all sides of the building. Vernacular
architecture is encouraged to reflect the culture of the Philippines. In
addition, the design of a building should respond to the local climate
in both its overall form and materials used.
5.2.1 Buildings and other improvements, including landscaping,
lighting and signage must be consistent with and blend with the
character of the particular local environment in which they are
5.2.2 Environment-friendly materials shall be used for all the
buildings. External reflective glass should be clear with a maximum
outdoor reflectance of 20% and the shading co-efficient of 0.3 or
anything with an equivalent performance in terms of reflectivity and
energy efficiency.
5.2.3 The external finish materials of any building constructed on the
lot shall be capable of easy maintenance and shall be of such color,
type and materials, as shall be permitted in writing by the Declarant.
5.2.4 The actual specific minimum construction(s) cost of buildings
may be determined by the Declarant in supplemental declarations to
these Design Standards and Guidelines that it may issue from time to
5.3.1 All building walls, including parking structures, shall be
designed with sufficient architectural details as to create identity
while still in harmony with the buildings/developments in immediate
5.3.2 Buildings should provide for a hierarchy of horizontal and
vertical expression and patterns that should relate to the particular
form and proportion of a building. The purpose of detailing is to
create consistency among the building frontage and other
architectural features, such as the building entrance, corner, and
variation in setback, etc.
5.3.3 The main entrance to a building should be clearly defined by its
size and form as well as in the use of colors, texture, materials and

5.3.6 To preserve the serenity and “green character” of the
University Park, the following guidelines apply to all buildings:
a. All plumbing and other pipeworks of any building constructed on
the lot shall be embedded or concealed accordingly. For gas pipes,
concealment should provide for free vent.
b. Utilities and equipment on roofs must be visually screened from
top and sides with appropriate treatments that conform with the
building design.
c. Vehicles in parking structures shall not be visible from both the top
and the sides. Open/transparent areas should not exceed 50% of the
parking structure openings.
d. Retail outlets shall not be visible from any public road. Within the
building where such outlet(s) are located, unifying elements with
respect to signage, graphics, awning and lighting etc. should be

wow looks great....something like that happened 40 years ago in Bogotá...i wish that can happen again.
